Notice of US Government Interest to Renew Lease
The United States Government currently occupies approximately 4,020 contiguous net usable square feet of office and related space in a building under lease at 120 W Fairfield Street, Clay Center, Nebraska. The Government intends on exercising a (5) year renewal option at this location. The space must be available for occupancy on or before November 1, 2009. The delineated area is bounded as follows:
North- 3/4 mile north of the intersection of Center and Johnson Streets; East- 1/2 mile east of the intersection of Center and Johnson Streets; South- 3/4 mile south of the intersection of Center and Johnson Streets; West- 3/4 mile west of the intersection of Center and Johnson Streets
Other applicable requirements include:
- Full-service lease (all utility, services, maintenance costs included in rent)
- Parking 29+ on-site paved parking spaces in a lot under Lessors control
The Government will consider alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement and market survey as basis to develop a cost-benefit analysis to determine whether to exercise its renewal option to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Governments requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime.
EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING:
1. Building Name and Address, and location of space in the building.
2. Rentable Square feet offered and rate per rentable square foot (specifying services and utilities included)
3. ANSI/BOMA Usable Square Feet and the Common Area Factor.
4. Contact Information for Owner or Authorized Agent.
This is not a Solicitation for Offer, nor is this a request for proposal. The Government will not pay for any costs incurred as a result of this advertisement.
WRITTEN NOTICE OF AVAILABILITY OF SPACE MUST BE SUBMITTED BY
4: 00 PM ON Friday, September 25th, 2009.
