About this opportunity
The U.S. Army Corps of Engineers Engineering District Omaha is seeking to procure lease space for office and related facilities totaling 5,565 square feet in Brown Deer, Wisconsin. The Government currently occupies space under an expiring lease and is evaluating alternative locations that could provide economic advantages over their current arrangement. The procurement falls under NAICS code 531120 for Lessors of Nonresidential Buildings and PSC code X1PZ for Lease/Rental of Other Non-Building Facilities. The evaluation will consider multiple factors including the availability of suitable alternative space, janitorial services included in lease terms, and costs associated with relocation such as physical moving expenses, tenant improvement replication, telecommunication infrastructure setup, and agency downtime. The solicitation was posted on August 5, 2025, with responses due by August 15, 2025, providing a tight ten-day response window.
This opportunity does not include any set-aside designations, making it available to all qualified offerors regardless of socioeconomic status. No incumbent contractor or current lease holder information is specified in the solicitation notice, nor are any budget ranges or estimated award values disclosed. The lease requirement is for 5,565 square feet of office space, though no specific lease term duration is mentioned in the available details. Performance will take place in Brown Deer, Wisconsin, zip code 53223, maintaining the Government's presence in the same general geographic area. The Army Corps of Engineers will need to balance the costs and benefits of remaining in their current location versus relocating to new facilities that could offer better economic terms.
Notice text
The US Government currently occupies office and related space in a building under lease in Brown Deer, WI that will be expiring. The Government is considering alternate space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, janitorial services provided in the lease, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
