About this opportunity
The Department of the Army Corps of Engineers Engineering District Omaha is seeking to lease approximately 5,500 square feet of office space in Waite Park, Minnesota. The government currently occupies office space under an expiring lease and is evaluating alternative locations that could provide economic advantages. The procurement falls under NAICS code 531120 for Lessors of Nonresidential Buildings and PSC category X1PZ for Lease/Rental of Other Non-Building Facilities. The government will evaluate proposals based on multiple factors including the availability of suitable space, janitorial services included in the lease terms, and various relocation costs such as physical moving expenses, tenant improvement replication, telecommunication infrastructure setup, and potential agency downtime. The solicitation was posted on August 26, 2025, with responses due by August 31, 2025, providing only five days for interested parties to submit proposals.
This opportunity does not include any set-aside designations and is open to all qualified lessors. No information was provided regarding current incumbent contractors or specific budget ranges for the lease arrangement. The 5,500 square foot requirement represents the key quantitative specification for the office space needed by the government. Performance will take place in Waite Park, Minnesota, specifically in the 56387 zip code area. The government's decision-making process will weigh the total cost of occupancy, including both lease expenses and transition costs, to determine whether relocating from their current space would be economically beneficial. The solicitation indicates that maintaining operations in their existing location remains a viable option if alternative proposals do not demonstrate clear economic advantages.
