About this opportunity

The Department of the Army Corps of Engineers Engineering District Omaha is seeking to lease approximately 2,800 square feet of office space in the Greenfield, Wisconsin area, as the Government's current lease is set to expire. The agency is evaluating whether relocating to alternate space would be economically advantageous compared to renewing or extending the existing lease. The Government's evaluation will consider multiple factors including the availability and suitability of alternative office space, janitorial services included in proposed leases, and relocation costs such as physical move expenses, tenant improvement replication, telecommunication infrastructure setup, and potential agency downtime during transition. Interested parties must submit proposals by November 24, 2025, with the solicitation having been posted on November 19, 2025.

This opportunity does not include any set-aside designations for small businesses or other specialized contractor categories. No specific award value or budget range is disclosed in the solicitation notice. The place of performance is designated as Milwaukee, Wisconsin 53220, and the lease will be for nonresidential office building space, classified under NAICS code 531120 (Lessors of Nonresidential Buildings except Miniwarehouses) and PSC code X1PZ (Lease/Rental of Other Non-Building Facilities). Qualified commercial real estate lessors and office space providers are encouraged to submit responsive proposals within the compressed five-day timeline to be considered for this requirement.

Notice text

The US Government currently occupies office and related space in a building under lease in Greenfield, Wisconsin that will be expiring.  The Government is considering alternate space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, janitorial services provided in the lease, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
