About this opportunity
The U.S. Army Corps of Engineers Engineering District Omaha is soliciting competitive bids for office and related space totaling 1,956 square feet in Lincoln, Nebraska. The government's current lease is expiring and the agency is evaluating whether alternative space would be more economically advantageous. Key evaluation criteria include the availability of suitable alternate space, janitorial services provided as part of the lease agreement, and total costs associated with relocation, including physical move expenses, replication of tenant improvements, telecommunications infrastructure setup, and potential non-productive agency downtime. The government will conduct a comprehensive cost-benefit analysis comparing the incumbent space with alternative offerings. Interested parties must submit proposals by March 24, 2026, providing them with six days from the posting date of March 18, 2026 to prepare and submit their bids.
This opportunity does not utilize any small business set-aside designations and remains open to all qualified commercial real estate lessors. The procurement is classified under NAICS code 531120 (Lessors of Nonresidential Buildings except Miniwarehouses) and PSC code X1PZ (Lease/Rental of Other Non-Building Facilities). No incumbent contractor or award value has been disclosed in this solicitation notice. The contract will require performance in Lincoln, Nebraska 68508, and potential lessors should be prepared to demonstrate their ability to provide or arrange janitorial services as part of their lease proposal. Bidders should carefully consider the government's emphasis on minimizing relocation costs and operational disruption when structuring their proposals.
