About this opportunity
The Department of the Army Corps of Engineers Engineering District Omaha (ENDIST Omaha) is soliciting proposals for leasing approximately 1,883 square feet of office and related space in Boulder, Colorado. The government's current lease is expiring and the agency is evaluating alternate space options to determine if more economical alternatives are available. The evaluation will consider multiple factors including the availability of suitable alternate space, janitorial services provided as part of the lease agreement, and costs associated with relocation such as physical moving expenses, tenant improvement replication, telecommunications infrastructure installation, and non-productive energy downtime. Proposals are due by March 24, 2026, providing respondents with a four-day submission window from the posting date of March 20, 2026.
This is a nonresidential building lease opportunity with no set-aside designation, meaning all qualified vendors are eligible to compete regardless of business size or socioeconomic status. The solicitation does not specify the incumbent contractor or current lease holder, nor does it provide an award value or budget range for the new lease. The place of performance is Boulder, Colorado 80301, and the lease will fall under NAICS code 531120 (Lessors of Nonresidential Buildings except Miniwarehouses) and PSC code X1AA (Lease/Rental of Office Buildings). Prospective offerors should be prepared to address all evaluation criteria in their proposals, particularly the total cost of ownership analysis that incorporates relocation expenses alongside ongoing lease costs.
