About this opportunity

The General Services Administration (GSA) Public Buildings Service is seeking to lease office space in Mobile, Alabama, to house a federal law enforcement office. The required space is 21,780 rentable square feet located within a delineated area bounded by Beauregard Street, N. Water Street, Canal Street, and Broad Street. Key requirements include that the space must be located in a modern, quality building constructed with permanent materials such as stone, marble, brick, or stainless steel; must provide flexible, efficient layouts with minimal columns or architectural obstructions; and must accommodate 57 on-site secured parking spaces. The building must meet Security Standard Level II and support 24/7 accessibility while maintaining normal operating hours of 7:00 AM to 5:00 PM, Monday through Friday. Potential lessors must submit a comprehensive Expression of Interest by December 22, 2025, and the GSA will evaluate submissions based on factors including property ownership, building condition, floor plans, parking availability, proximity to public transportation, and compliance with sustainability and safety standards.

This opportunity carries no set-aside designations and does not identify any current incumbents or contractors. The lease term is 15 years with a 10-year firm term, and the anticipated occupancy date is September 2026. While an estimated market survey amount has not been specified in the presolicitation notice, the government anticipates this to be determined during the solicitation phase. Interested parties should direct inquiries to GSA Broker Contractors Ed Brennan or Sam Dyson via email, with Danielle Piantedosi serving as the Lease Contracting Officer. The space cannot be located in a flood-prone area and must be fully serviced, meeting all federal requirements for a facility that may house employees with the potential to carry weapons and temporarily detain individuals.
