About this opportunity
The General Services Administration (GSA) is seeking to lease office space in Kent, Washington, through this pre-solicitation notice for approximately 11,735 to 12,969 ABOA square feet of office space. The federal agency requires the space to be located within a specific delineated area bounded by East James Street to the north, 277th Street to the south, Highway 515 to the east, and Highway 181 to the west. Key requirements include that the space must be no more than 800 linear feet from a primary or secondary street with scheduled public transportation, have no history of heavy industrial use, comply with ADA accessibility standards, and meet various technical specifications for electrical, HVAC, and plumbing systems. The space must be standard "Class A" or "Class B" office space that is contiguous, located on one floor, and adaptable to efficient government layout requirements. Expressions of interest were originally due July 23, 2020, with the current due date extended to July 11, 2025.
This opportunity does not utilize any set-aside designations and is open to all qualified lessors of nonresidential buildings. No current incumbents or contractors are mentioned in the solicitation documents. While specific rental rates or total contract values are not disclosed, interested parties must provide expected rental rates per rentable square foot and per ABOA square foot on a fully serviced basis in their expressions of interest. The lease structure calls for a 20-year full term with a 10-year firm term, representing a substantial long-term commitment that could generate significant revenue for the selected property owner. The space requirements specify zero dedicated parking spaces, though public accessible parking must be available within 800 linear feet of the offered space.
