About this opportunity
The General Services Administration (GSA) Public Buildings Service is seeking to lease 2,678 square feet of contiguous office space in Nashville, Tennessee, within a specifically delineated area bounded by various streets and avenues including Charlotte Avenue, Rosa Parks Boulevard, and Division Street. The space must be located on the second floor or above of a multi-story building with modern construction quality featuring facades of stone, marble, brick, or similar materials, and cannot be adjacent to tenants with high public interaction or owned by entities involved in cannabis activities that contradict Federal Judiciary missions. Additionally, the space must include one reserved structured parking space in a restricted access area plus five total parking spaces, and the offered space will be subject to a security assessment. Interested parties must submit detailed expressions of interest including building ownership details, age, floor plans, parking specifications, and expected rental rates to Edward "Teddy" Seifert by 5:00 pm CT on August 29, 2025. GSA anticipates conducting a market survey in September 2025 with occupancy targeted for September 1, 2026.
This procurement does not utilize any set-aside designation and is open to all qualified lessors of nonresidential buildings. The lease structure includes a 10-year full term with an 8-year firm term commitment, though no specific award values or budget ranges are disclosed in the presolicitation notice. The space configuration requirements explicitly exclude extremely long or narrow runs of space, irregularly shaped configurations, or other unusual building features that would adversely affect usage. No current incumbent contractors or potential contractors are identified in the notice. The timeline spans approximately one year from the current presolicitation phase through the anticipated September 2026 occupancy date, allowing sufficient time for the market survey process and lease negotiation phases.
