About this opportunity

The General Services Administration (GSA) Public Buildings Service is seeking to lease 28,417 square feet of warehouse and office space in Irving, Texas. The lease opportunity is specifically for a modern, well-constructed building within a defined geographic area bounded by I-635 Loop, I-635, I-20, and Route 360. Key contract requirements include a fully serviced lease with 5 secured surface parking spaces, a 17-year total term with a 15-year firm term, and strict construction standards involving permanent materials like stone, marble, or brick. The space must meet government standards for fire safety, accessibility, seismic requirements, and sustainability, and cannot be located in a 100-year floodplain. Expressions of Interest are due by February 24, 2025, with an estimated occupancy date in September 2026, and interested parties must submit comprehensive building information including ownership details, site plans, floor plans, and expected rental rates.

There are no specific set-aside designations for this contract, and the solicitation indicates the government is currently occupying space in Irving under an expiring lease. While no specific budget range is provided, the government will evaluate potential alternatives based on economic advantages and relocation costs, including physical move expenses, tenant improvement replication, and potential agency downtime. The lease requires compliance with telecommunications prohibitions outlined in Section 889 of the FY19 National Defense Authorization Act. The primary government contacts for this opportunity are Edward "Teddy" Seifert, Michael Noye (Lease Contracting Officer), and Willie Beaver (Leasing Specialist). Potential lessors must demonstrate their property meets all specified requirements and provide detailed documentation about the proposed space's characteristics and suitability for government use.
