About this opportunity
The General Services Administration (GSA) Public Buildings Service Central Office is seeking to lease office and related space in Laredo, Texas within a specific geographic area bounded by West Del Mar Boulevard, E. Calton Road, Bartlett Avenue, and Interstate 35. The agency requires a contiguous space on a single floor ranging between 13,843 and 14,535 square feet of rentable area, with specific requirements including weekend air conditioning, secure fenced parking, and compliance with government standards for fire safety, accessibility, seismic, and sustainability. Expressions of interest are due by January 3, 2025, and must include detailed documentation such as building name, contact information, floor plans, full-service rates, operating costs, and tenant improvement allowance details. Potential offerors must provide evidence that their proposed space meets all government requirements, including being outside the 1-percent-annual chance floodplain. The evaluation will consider factors like availability, relocation costs, and overall economic advantages to the government.
The contract opportunity is not set aside for any specific business category, making it open to all qualified commercial real estate providers. The estimated lease term is 15 years with a firm term of 10 years, and the government anticipates occupancy around September 2026. The tenant improvement allowance is set at $48.94 per ABOA square foot, and the total parking requirement is 53 spaces, with 46 reserved spaces. The solicitation includes a total of 7 structured or surface parking spaces, and interested parties must be aware of telecommunications prohibitions outlined in Section 889 of the FY19 National Defense Authorization Act. Submissions must be made to GSA brokers Tim Mazzucca and Lindsey Stegall at Public Properties, LLC, with contact information provided in the pre-solicitation notice. The government is currently replacing an expiring lease and will carefully evaluate proposals based on meeting their specific space and operational requirements.
