About this opportunity
GSA is preparing to procure office and industrial lease space in Bismarck, North Dakota, with expressions of interest due September 7, 2026, and estimated occupancy December 21, 2027.
Two separate space requirements are specified. The first comprises 21,372 rentable square feet of office and related space with 27 surface parking spaces, on a 10-year lease with a 5-year firm term. The second, issued as a re-advertisement with additional detail, requires 17,722 square feet of office, 3,560 square feet of warehouse, and 3,750 square feet of secured wareyard (25,032 total), also with 27 surface parking spaces and identical lease terms. The second requirement explicitly mandates collocated warehouse space, adjacent secured wareyard, and laboratory space.
All offered space must meet Government standards for fire safety, accessibility, seismic resilience, and sustainability. Leases must be fully serviced. Space cannot be located in the one-percent-annual-chance floodplain. Offerors must comply with Section 889 of the FY19 National Defense Authorization Act telecommunications prohibitions as implemented in the FAR.
GSA will consider relocation alternatives if economically advantageous, factoring alternative space availability and relocation costs including physical moves, tenant improvement replication, telecommunications infrastructure, and non-productive downtime. The Government currently occupies expiring lease space in Bismarck and seeks replacement or alternative accommodation. A market survey is estimated for September 21, 2026.
Expressions of interest should be sent to Jose Chaires, Carpenter/Robbins Commercial Real Estate Inc., at Jose.l.Chaires@gsa.gov.

This notice is a re-advertisement of the Government's previous notice issued on August 25, 2026. The purpose of this re-advertisement is to provide additional detail regarding the Government's space requirements, including warehouse, laboratory, and secured wareyard components.
The U.S. Government currently occupies office space and related space in a building under a lease in Bismarck, ND that will be expiring. The Government will consider alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
The requirement is not limited to traditional office space. Required features include a collocated warehouse, laboratory space, and a secured outdoor wareyard adjacent to the facility. The warehouse and wareyard support field operations, storage of equipment and supplies, and vehicle and trailer storage.
