About this opportunity
The General Services Administration is seeking expressions of interest for a lease of 383,043 ABOA square feet in Independence, Missouri, with responses due by October 13, 2026. No set-aside applies.
The space comprises approximately 371,583 ABOA square feet of underground record storage, 11,460 ABOA square feet of office, and related areas, with 145 structured parking spaces. Record storage requires a minimum 16-foot clear height to structure above; office space requires a minimum 12-foot clear height. The property must include a minimum of two loading docks directly adjacent to the leased space and must not fall within the 0.2-percent-annual chance floodplain. A fully serviced lease (net of electric) is required; offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards.
The lease runs for 180 months with 90-day termination rights, with a firm term of 120 months and no option term. GSA's current occupant lease in Independence is expiring, and the Government will proceed with alternative space only if economically advantageous, factoring in relocation costs including physical moves, tenant improvements, telecommunications infrastructure replication, and agency downtime. Entities must comply with Section 889 of the FY19 National Defense Authorization Act regarding telecommunications prohibitions.
