Existing Conditions Assessment - Observations

Wing Hall Wing (1042W)

Glazing

The glazing panel is a 1 inch insulated glass panel. It consist of (2) 1/4 inch panes of glass and an 1/2 inch air space. The glazing panel is past its remaining useful life (RUL). There are signs of air leakage as some of these panel have become cloudy between the glass panels.

Insulated Metal Spandrel Panel

The insulated metal spandrel panel is 1 inch thick. These panels are past their remaining useful life (RUL). There are rust holes in the panels on the south and east sides of the building which allows leakage into the building. The north side has panels that are showing signs of delamination and oil canning. The rust from the panels is staining the surrounding brick.

Aluminum Curtain Wall Frame

In 1994, the size of the frame profile changed from 2 inches wide by 7 inches deep to 1 3/4 inches wide by 6 inches deep.

The frame profile at the existing concrete beams is 4 1/2 inches deep. The frame is clear anodized aluminum on the inside and bronze on the outside. The window sill is an aluminum clear anodized sill. There are plastic clip that hold the panels into the frame. These clips are failing and are no longer available for repairs.

Interior Finishes

The interior of the exterior walls on the basement and first floors are concrete masonry units, while the second and third floors are 1/2 inch gypsum wall board and 1/2 inch insulation board adhered over 8 inch concrete masonry units. The gypsum wall board on the upper levels and the adjacent ceilings on all levels will require repairs.
