The Town is soliciting sealed bids to complete partial renovation of a historically significant farmhouse that sustained severe water damage, with work scope including selective demolition, replacement of damaged materials, and restoration of the first floor to habitable condition. Specific work items include electrical, plumbing, heating systems, walls, floors, ceilings, kitchen and bathroom fixtures, windows, and doors, with the requirement that windows, doors, and fireplace room materials be restored using like-kind materials consistent with the structure's historical designation. The non-mandatory pre-bid conference and site visit is scheduled for 9:00 a.m. on July 29, 2026 at Easton Town Hall's Corona Room, with an on-site visit at the farm to follow; this represents the only permitted time for prospective bidders to access the property due to existing lease agreements. Sealed bids must be received by noon on August 19, 2026 at the Town Administrator's Office, with public bid opening occurring at 12:05 p.m. the same day. The anticipated project timeline extends from July 2026 through April 2027, with successful bidder notification targeted for September 2, 2026, Town Counsel contract review in October 2026, Select Board approval, Notice to Proceed, and work completion by April 2027 with extension provisions available.

The project carries a not-to-exceed budget of $100,000 with funding already secured by the Town of Easton. Bidders must submit questions via email to jcarlino@easton.ma.us by August 5, 2026, with responses posted on the Town website. Addenda will be posted through August 10, 2026, and bidders are responsible for checking for updates prior to submission. The contractor must also address site security, access, and staging plans given the property's lease agreement status affecting the barn, workshop, and fields. Late submissions, faxed submissions, and emailed bids will not be accepted.
