About this file
This document is Project Bid Addendum #1 for the Santa Rosa County Housing Program Rehabilitation Project located at 6558 Watermark Cove, Gulf Breeze, FL 32563. The addendum extends the bid opening to 10:00 a.m. on October 8, 2025, and provides clarifications and additions to the original project scope of work. Specifically, the addendum details modifications for the master bathroom, including installing a frameless glass enclosure, replacing the bathroom floor with porcelain/ceramic tile, and reconfiguring the bathroom entry door to a barn-door style with widened opening. Additionally, the document recommends removing existing carpet and installing luxury vinyl plank (LVP) flooring across approximately 1,200 square feet to improve wheelchair maneuverability.
The addendum requires bidders to price each item separately and indicates that no further pre-bid meetings will occur to re-evaluate requested repairs. The flooring clarification aims to address accessibility issues by removing carpet and installing LVP with underlayment and low-profile transition strips throughout the master bedroom and rear door entry area. The modifications appear to be part of a broader housing rehabilitation project, with a focus on improving accessibility and updating finishes. The total cost for the addendum is to be determined by the bidder, with a blank space provided for the total cost calculation.

PROJECT BID ADDENDUM #1
**Include this ADDENDUM in your bid.
The following additions/clarifications are to be incorporated into the project scope of work
IMPORTANT: Bid opening has been extended to 10:00 a.m. October 8, 2025. No other pre-bid meeting will occur to re-evaluate requested repairs.
**Price each item separately. **
MASTERBATHROOM: CLARIFICATION/ADDITION
• CLARIFICATION - Glass Enclosure: Top-Rail frameless slider with a flush floor guide (no raised track), continuous bottom sweep, and header/roller system at top: hardware finish to match specification. Use a DreamLine Enigma-XO or equivalent
• ADDITION - Bathroom Floor- remove existing finish and install porcelain/ceramic tile over waterproof/crack-isolation membrane with a clean tile to LVP transition.
• ADDITION -Bathroom Room Entry – Remove the existing hinged door, hinges and full jamb/casing back to studs. Widen the rough opening as much as adjacent wall and vanity will allow, then finish the opening with drywall returns (metal corner bead, no casing) to maximize clear width. Install continuous structural blocking at the head for barn-door track attachment. Provide and install a 36-inch surface mounted barn door slab with soft-close hardware, anti-jump stops, and a low-profile/flush floor guide; finish to match adjacent trim/paint. Rework baseboard, touch up paint, and relocate/adjust any switches or accessories that conflict. Aim for 30 inches of clear opening where feasible; if structure or fixtures prevent that, provide the maximum achievable clear width.
• All other items under Master bathroom on Original Scope of Work to remain.
FLOORING CLARIFICATION
• LVP Installation (Clarified & Final) Deficiency: Existing carpet limits wheelchair maneuverability. Recommendation: Remove carpet and pad and install LVP across all affected areas (approximately 1,200 square feet), including the entire master bedroom and the rear door entry area. Include underlayment and low-profile transition strips at all thresholds, and coordinate the tile-to-LVP transition at the master bath for a smooth finish.
