SECTION 099123 - INTERIOR PAINTING
Revise this Section by deleting and inserting text to meet Project-specific requirements.
This Section uses the term "Architect." Change this term to match that used to identify the design professional as defined in the General and Supplementary Conditions.
Verify that Section titles referenced in this Section are correct for this Project's Specifications; Section titles may have changed.
PART 1 - GENERAL
1.1 RELATED DOCUMENTS
Retain or delete this article in all Sections of Project Manual.
A. Drawings and general provisions of the Contract, including General and Supplementary Conditions and Division 01 Specification Sections, apply to this Section.
1.2 SUMMARY
A. Section includes surface preparation and the application of paint systems on the following interior substrates:
1. Steel.
2. Galvanized metal.
3. Concrete Masonry Units (CMU).
B. Related Requirements:
Retain subparagraphs below to cross-reference requirements Contractor might expect to find in this Section but are specified in other Sections.
Factory- or shop-applied primers applied as Work of other Sections must be coordinated with field-applied finish coats. Review other Sections for factory- or shop-primed products and reference this Section for product requirements.
1. Division 05 Sections for shop priming of metal substrates with primers specified in this Section.
2. Division 09 Section "Exterior Painting" for surface preparation and the application of paint systems on exterior substrates.
1.3 ACTION SUBMITTALS
A. Product Data: For each type of product. Include preparation requirements and application instructions.
Delete "Samples for Initial Selection" Paragraph above if colors and other characteristics are preselected and specified or scheduled. Retain "Samples for Verification" Paragraph below with or without above.
B. Samples for Verification: For each type of paint system and in each color and gloss of topcoat.
1. Submit Samples on rigid backing, 8 inches (200 mm) square.
2. Step coats on Samples to show each coat required for system.
3. Label each coat of each Sample.
4. Label each Sample for location and application area.
C. Product List: For each product indicated, include the following:
1. Cross-reference to paint system and locations of application areas. Use same designations indicated on Drawings and in schedules.
See "Writing Guide" Article in the Evaluations in Division 09 Section "Painting" for discussion of first subparagraph below.
2. VOC content.
1.4 MAINTENANCE MATERIAL SUBMITTALS
A. Furnish extra materials, from the same product run, that match products installed and that are packaged with protective covering for storage and identified with labels describing contents.
Retain "Paint" Subparagraph below for projects that require only limited quantities of extra materials. If necessary, replace percentage with a specific number of gallons (liters) or cases and include an expanded description of the quantity of each material and color.
1. Paint: 5 percent, but not less than 1 gal. (3.8 L) of each material and color applied.
1.5 DELIVERY, STORAGE, AND HANDLING
A. Store materials not in use in tightly covered containers in well-ventilated areas with ambient temperatures continuously maintained at not less than 45 deg F (7 deg C).
1. Maintain containers in clean condition, free of foreign materials and residue.
2. Remove rags and waste from storage areas daily.
If necessary, insert special requirements for fire protection, heating, ventilation, and other conditions for storage areas on-site.
1.6 FIELD CONDITIONS
A. Apply paints only when temperature of surfaces to be painted and ambient air temperatures are between 50 and 95 deg F (10 and 35 deg C).
B. Do not apply paints when relative humidity exceeds 85 percent; at temperatures less than 5 deg F (3 deg C) above the dew point; or to damp or wet surfaces.
PART 2 - PRODUCTS
See Editing Instruction No. 1 in the Evaluations in Division 09 Section "Painting" for cautions about named manufacturers and products. For an explanation of options and Contractor's product selection procedures, see Division 01 Section "Product Requirements."
"Manufacturers" Article lists manufacturers with MPI-approved products for MPI paint categories included in the Section Text. Not all manufacturers provide approved products in every category. The list was current when this Section was updated; see current "MPI Approved Products List" at www.paintinfo.com for updated lists of manufacturers.
2.1 MANUFACTURERS
Retain "Manufacturers" or "Products" Paragraph in this article.
Retain "Manufacturers" Paragraph and list of manufacturers below to require products from manufacturers listed or a comparable product from other manufacturers.
A. Manufacturers: Subject to compliance with requirements, available manufacturers offering products that may be incorporated into the Work include, but are not limited to, the following:
1. Sherwin-Williams Company (The).
2. Benjamin Moore & Co.
3. PPG Architectural Finishes, Inc.
4. Or approved equal.
Retain "Products" Paragraph and insert lists of manufacturers and products in other Part 2 articles to require specific products or a comparable product from other manufacturers.
See lists of products currently approved by MPI in its "MPI Approved Products List," www.paintinfo.com. See "Writing Guide" Article in the Evaluations in Division 09 Section "Painting" for further discussion.
2.2 PAINT, GENERAL
A. Material Compatibility:
Systems could fail if paints used for individual coats are incompatible. MPI's paint systems match primers and topcoats and take compatibility into consideration.
1. Provide materials for use within each paint system that are compatible with one another and substrates indicated, under conditions of service and application as demonstrated by manufacturer, based on testing and field experience.
2. For each coat in a paint system, provide products recommended in writing by manufacturers of topcoat for use in paint system and on substrate indicated.
Retain option in "VOC Content" Paragraph below if required for LEED-NC, LEED-CI, or LEED-CS Credit EQ 4.2; coordinate with products. For names of products that comply, see products listed as complying with LEED VOC limits on "MPI Approved Products List" (available at www.paintinfo.com).
B. VOC Content: Products shall comply with VOC limits of authorities having jurisdiction and, for interior paints and coatings applied at Project site, the following VOC limits, exclusive of colorants added to a tint base, when calculated according to 40 CFR 59, Subpart D (EPA Method 24).
1. Flat Paints and Coatings: 50 g/L.
2. Nonflat Paints and Coatings: 150 g/L.
3. Primers, Sealers, and Undercoaters: 200 g/L.
4. Anticorrosive and Antirust Paints Applied to Ferrous Metals: 250 g/L.
5. Zinc-Rich Industrial Maintenance Primers: 340 g/L.
Retain "Low-Emitting Materials" Paragraph below if required for LEED for Schools.
C. Colors:
1. Hollow Metal Doors & Frames: To match existing.
2. Exposed Steel Structure: To match existing.
3. Masonry Wall: To match metal liner panel.
Manufacturers' names and product designations can be inserted in subsequent articles. Paints in these articles are specified by reference to MPI paint categories and optional MPI numbers. Note that each paint category below is unique within this Section and is identical to that used in the Interior Painting Schedule at the end of Part 3.
If retaining subsequent articles, first revise the Interior Painting Schedule; then retain, delete, and insert appropriate products in subsequent articles to correspond with paint systems specified in the Interior Painting Schedule.
2.3 SOURCE QUALITY CONTROL
Retain this article for large projects or critical coatings where additional control is needed. Delete if tests are not required.
A. Testing of Paint Materials: Owner reserves the right to invoke the following procedure:
1. Owner will engage the services of a qualified testing agency to sample paint materials. Contractor will be notified in advance and may be present when samples are taken. If paint materials have already been delivered to Project site, samples may be taken at Project site. Samples will be identified, sealed, and certified by testing agency.
2. Testing agency will perform tests for compliance with product requirements.
3. Owner may direct Contractor to stop applying coatings if test results show materials being used do not comply with product requirements. Contractor shall remove noncomplying paint materials from Project site, pay for testing, and repaint surfaces painted with rejected materials. Contractor will be required to remove rejected materials from previously painted surfaces if, on repainting with complying materials, the two paints are incompatible.
PART 3 - EXECUTION
3.1 EXAMINATION
A. Examine substrates and conditions, with Applicator present, for compliance with requirements for maximum moisture content and other conditions affecting performance of the Work.
B. Maximum Moisture Content of Substrates: When measured with an electronic moisture meter as follows:
Percentages in five subparagraphs below are based on "MPI Manual."
1. Masonry (Clay and CMU): 12 percent.
C. Verify suitability of substrates, including surface conditions and compatibility with existing finishes and primers.
D. Proceed with coating application only after unsatisfactory conditions have been corrected.
1. Application of coating indicates acceptance of surfaces and conditions.
3.2 PREPARATION
For renovation projects, consult "MPI Maintenance Repainting Manual" and revise first paragraph below and paint systems specified in the Interior Painting Schedule.
A. Comply with manufacturer's written instructions and recommendations in "MPI Manual" applicable to substrates indicated.
B. Remove hardware, covers, plates, and similar items already in place that are removable and are not to be painted. If removal is impractical or impossible because of size or weight of item, provide surface-applied protection before surface preparation and painting.
1. After completing painting operations, use workers skilled in the trades involved to reinstall items that were removed. Remove surface-applied protection if any.
C. Clean substrates of substances that could impair bond of paints, including dust, dirt, oil, grease, and incompatible paints and encapsulants.
Coordination of shop-applied prime coats with topcoats is critical.
1. Remove incompatible primers and reprime substrate with compatible primers or apply tie coat as required to produce paint systems indicated.
D. Masonry Substrates: Remove efflorescence and chalk. Do not paint surfaces if moisture content or alkalinity of surfaces or mortar joints exceed that permitted in manufacturer's written instructions.
Retain "Steel Substrates" Paragraph below if steel is not shop primed or if shop primer is removed in the field.
E. Steel Substrates: Remove rust, loose mill scale, and shop primer, if any. Clean using methods recommended in writing by paint manufacturer.
Usually retain one of first two subparagraphs below. SSPC-SP 2 and SSPC-SP 3 remove loose rust, mill scale, and paint. SSPC-SP 2 is minimum surface preparation accepted by AISC for painted steel.
Retain "Shop-Primed Steel Substrates" Paragraph below if primers are shop applied and are not removed in the field.
F. Shop-Primed Steel Substrates: Clean field welds, bolted connections, and abraded areas of shop paint, and paint exposed areas with the same material as used for shop priming to comply with SSPC-PA 1 for touching up shop-primed surfaces.
Galvanized-metal substrates should not be chromate passivated (commercially known as "bonderized") if primers are field applied. If galvanized metal is chromate passivated, consult manufacturers for appropriate surface preparation and primers.
G. Galvanized-Metal Substrates: Remove grease and oil residue from galvanized sheet metal fabricated from coil stock by mechanical methods to produce clean, lightly etched surfaces that promote adhesion of subsequently applied paints.
3.3 APPLICATION
A. Apply paints according to manufacturer's written instructions and to recommendations in "MPI Manual."
If Project requires restricted application method (e.g., using only spray or rollers), revise first subparagraph below accordingly.
1. Use applicators and techniques suited for paint and substrate indicated.
2. Paint surfaces behind movable equipment and furniture same as similar exposed surfaces. Before final installation, paint surfaces behind permanently fixed equipment or furniture with prime coat only.
3. Paint front and backsides of access panels, removable or hinged covers, and similar hinged items to match exposed surfaces.
4. Do not paint over labels of independent testing agencies or equipment name, identification, performance rating, or nomenclature plates.
5. Primers specified in painting schedules may be omitted on items that are factory primed or factory finished if acceptable to topcoat manufacturers.
If tinting is not required, delete first paragraph below. Different tints show through as topcoat erodes.
B. Tint each undercoat a lighter shade to facilitate identification of each coat if multiple coats of same material are to be applied. Tint undercoats to match color of topcoat, but provide sufficient difference in shade of undercoats to distinguish each separate coat.
C. If undercoats or other conditions show through topcoat, apply additional coats until cured film has a uniform paint finish, color, and appearance.
D. Apply paints to produce surface films without cloudiness, spotting, holidays, laps, brush marks, roller tracking, runs, sags, ropiness, or other surface imperfections. Cut in sharp lines and color breaks.
E. Painting Fire Suppression, Plumbing, HVAC, Electrical, Communication, and Electronic Safety and Security Work:
1. Paint the following work where exposed in equipment rooms:
List below contains items that are often field painted, plus others that are often not. Revise list to suit Project.
a. Uninsulated metal piping.
b. Uninsulated plastic piping.
c. Pipe hangers and supports.
d. Metal conduit.
e. Plastic conduit.
2. Paint the following work where exposed in occupied spaces:
List below contains items that are usually field painted. Revise list to suit Project.
a. Uninsulated metal piping.
b. Uninsulated plastic piping.
c. Pipe hangers and supports.
d. Metal conduit.
e. Plastic conduit.
f. Other items as directed by the Contracting Officer.
3. Paint portions of internal surfaces of metal ducts, without liner, behind air inlets and outlets that are visible from occupied spaces.
3.4 FIELD QUALITY CONTROL
A. Dry Film Thickness Testing: Owner may engage the services of a qualified testing and inspecting agency to inspect and test paint for dry film thickness.
1. Contractor shall touch up and restore painted surfaces damaged by testing.
2. If test results show that dry film thickness of applied paint does not comply with paint manufacturer's written recommendations, Contractor shall pay for testing and apply additional coats as needed to provide dry film thickness that complies with paint manufacturer's written recommendations.
3.5 CLEANING AND PROTECTION
A. At end of each workday, remove rubbish, empty cans, rags, and other discarded materials from Project site.
B. After completing paint application, clean spattered surfaces. Remove spattered paints by washing, scraping, or other methods. Do not scratch or damage adjacent finished surfaces.
C. Protect work of other trades against damage from paint application. Correct damage to work of other trades by cleaning, repairing, replacing, and refinishing, as approved by Architect, and leave in an undamaged condition.
D. At completion of construction activities of other trades, touch up and restore damaged or defaced painted surfaces.
3.6 INTERIOR PAINTING SCHEDULE
Paint systems in this article are based on "MPI Manual." For renovation projects, consult "MPI Maintenance Repainting Manual" and revise paint systems accordingly.
"Latex over Latex Aggregate System" Subparagraph below corresponds to MPI INT 3.1B.
"Latex Aggregate System" Subparagraph below corresponds to MPI INT 4.1B.
"Institutional Low-Odor/VOC Latex System" Subparagraph below corresponds to MPI INT 4.1M.
"High-Performance Architectural Latex System" Subparagraph below corresponds to MPI INT 4.1L. It is recommended for use in high-traffic and high-contact areas (e.g., public corridors in institutional buildings).
"Water-Based Light Industrial Coating System" Subparagraph below corresponds to MPI INT 4.1C.
"Alkyd System" Subparagraph below corresponds to MPI INT 4.1D.
For areas subject to wetting, consider inserting epoxy system, MPI INT 4.2G; see Division 09 Section "High-Performance Coatings" for system description and products.
A. Steel Substrates:
1. Prime Coat: Sherwin Williams “Pro-cryl Primer (B66 Series)”.
2. Topcoat: Two coats of Sherwin Williams “Sher-cryl HPA (B66w300 Series)”.
Retain one of four "Prime Coat" subparagraphs below. If retaining fourth, specify primer complying with MPI #79 in Division 05 Section where substrate is specified.
"Water-Based Dry-Fall System" Subparagraph below corresponds to MPI INT 5.1C.
"Institutional Low-Odor/VOC Latex System" Subparagraph below corresponds to MPI INT 5.1S.
"High-Performance Architectural Latex System" Subparagraph below corresponds to MPI INT 5.1R. It is recommended for use in high-traffic and high-contact areas (e.g., public corridors in institutional buildings).
Galvanized-metal substrates should not be chromate passivated if primers are field applied. If galvanized metal is chromate passivated, consult manufacturers for appropriate primers.
B. Galvanized-Metal Substrates:
1. Prime Coat: Sherwin Williams “Pro-cryl Primer (B66 Series)”.
2. Topcoat: Two coats of Sherwin Williams Pre-catalyzed water-based epoxy (K45 Series).
"Water-Based Dry-Fall System" Subparagraph below corresponds to MPI INT 5.3H.
"High-Performance Architectural Latex System" Subparagraph below corresponds to MPI INT 5.3M. It is recommended for use in high-traffic and high-contact areas (e.g., public corridors in institutional buildings).
"High-Performance Architectural Latex System" Subparagraph below corresponds to MPI INT 6.1N, MPI INT 6.2B, MPI INT 6.3A, and MPI INT 6.4S. It is recommended for use in high-traffic and high-contact areas (e.g., public corridors in institutional buildings).
C. CMU Substrates:
1. Prime Coat: Sherwin-Williams Prep-Rite Masonry Primer.
2. Topcoat: Two coats of Sherwin Williams Pre-Catalyzed Water-based Epoxy (K45 Series).
"Institutional Low-Odor/VOC Latex Primer System" Subparagraph below corresponds to MPI INT 9.2M.
"Water-Based Light Industrial Coating System" Subparagraph below corresponds to MPI INT 9.2L.
