Subject: W913E518C0007 FERF Roof Assessment – Test Results

On Tuesday August 21, 2018 we conducted a leak test on the lower roof of the FERF building at the Cold regions research center in Hanover New Hampshire. The area in question was right outside the bathrooms just to the left of the center entrance. The results are as follows.

We used a nontoxic biodegradable water tracing dye. This is a highly concentrated dye, one gallon is used to treat 13,000 gallons. We used two 100 gallon water containers and poured approximately a quart of dye into each container. How this dye works is under a UV light the water will show florescent or (glow). We then used a water pump to pump the treated water through a garden onto the roof. The first 100 gallon container took approximately 1.5hrs to empty. During this time I walked over 200 feet of the roof spraying the water along the roof where it meets the side wall. After the container was empty we went inside the building using UV and LED flashlights and checked the roof, beams and mechanical piping for any sign of water penetration. We searched above the ceilings for 2 hrs. and could not find any major signs of water penetration. We did see very small drops on the exterior wall.

At this point, I went to the Engineering Department at the CRREL Building and asked for the assistance of the DPW department to help identify the location of the leak. DPW workers came to the work site and we all looked around to try to identify a possible leak location. All of us concluded that the roof does not appear to be leaking except for the exterior wall. We did notice an 8-inch refrigerant line did have frost on it and was dripping by the side entrance door. This pipe does run across the building and could be a possible source of stained ceiling tiles witch could be confused as a roof leak. This pipe is approx. 15 feet away from the area in question. After the DWP left we repeated the water test and soaked the roof with the other 100 gallon container.

After the second test, we searched above the ceilings for another 2hrs looking for leaks using both UV and LED lighting. We could not see any water penetrations again. This concludes our leak investigation.

The Above report was written on Wednesday August 22, 2018. While I was writing this report I received a phone call and e mail from Lisa DeGeorge a mechanical Engineer at CRREL. She said they received heavy rains that morning and she sent someone down to check the roof. There was a puddle by the mechanical entrance door that was created from the above steel Z channel at the joint that morning. This means that the water is penetrating that roof somewhere filling up a framing member and when the water reaches a certain height it begins to run down the framing member and exit at the joint.

After I talked to Lisa, Ramon and I went to CRREL the next day Thursday 8-23-18 to re investigate this leak.

On Thursday, we did see the staining of a water puddle on the floor and we did see evidence of water staining in the steel channel.

Here is our summery

1. We feel the roof is leaking with no obvious sign of where it’s leaking. We investigated the roof twice.

The first time with dyes and 200 gallons of water and a second time right after a rain event. This roof poses a secondary problem as well. The roof is a standing metal seem roof with minimal pitch (Flat).

Were this roof meets the side wall is a prime location for ice dams. This roof is the wrong roof for its application

Suggested fixes:

Change roof to rubber or EPDM Add Lightning protection (There is currently none) Add Gutters and down spouts to help with leaking from roof water run off Address water penetration at base of exterior wall from roof run off

Please see attached pictures to help show the procedure

Very respectfully, Alan Synnott Project Manager
