Single Ply - Sealant Deterioration at Pipe Penetration (Remedial) Quantity: 5 EA Deficiency:
Sealant has reached the end of its service life where installed at flashing termination of penetration.
Corrective Action:
Contractor to remove old sealant from penetration, clean surface, and install new sealant approved by manufacturer.
Single Ply - Embrittlement (Remedial) Quantity: 9 Sq Ft Deficiency:
Membrane has lost it's flexibility and is easily cracked or damaged from traffic and expansion/contraction.
Corrective Action:
Repairs to embrittled membranes are not practical. Replacement is recommended.

Single Ply - EPDM - Seam Delamination (Remedial) Quantity: 5 LF Deficiency:
EPDM field seams are delaminating due age and shrinkage of the membrane.
Corrective Action:
Seams can be cleaned and stripped in using flashing tape. If delamination or shrinkage of membrane is significant replacement of roof system may be warranted.
Exterior Envelope - Sealant Deterioration Significant (Remedial) Quantity: 1831 LF Deficiency:
Sealant is deteriorated to the point of failure and no longer provides a watertight condition.
Corrective Action:
Remove existing sealant and replace per industry standard.

Condition Summary Estimated Replacement: 2027
Recommendations The observations and recommendations submitted for the subject roofs are based upon visual observations and recommendations are based on the condition of the installed roof system and roof sheet metal flashings as they exist today.
The building was constructed in or around 2011. Roof is a white EPDM single ply roof system over insulation installed over a metal deck. Roof was original to construction and is under warranty until 2031 as noted by paperwork found onsite.
Associated sheet metal details were observed to be made from painted steel. Access to roof area is provided portable ladder from ground. Lightning protection was observed.
The overall condition of the white EPDM single ply membrane system is fair condition, and it is recommended that deficiencies in this report be repaired to extend the serviceable life of system. Replacement should be when the warranty expires.
Exterior sealants are in poor condition and should be budgeted for replacement in the next year. This is for all elevations.

Recommendations The observations and recommendations submitted for the subject roofs are based upon visual observations and recommendations are based on the condition of the installed roof system and roof sheet metal flashings as they exist today.
The building appears to have been constructed in or around 2011. The roof is a double lock standing seam metal roof panel over unknown substrate. The roof system is original to building construction and is approximately 15 years old.
Associated sheet metal details were observed to be made from painted steel. Access to the roof area is provided by portable ladder from ground. No lightning protection was observed.
The overall condition of the single lock standing seam metal roof system is fair, and we recommend making repairs noted in this report to extend the life cycle of this roof system.
No sealants were noted at the exterior of the building.
