2.20.3 Water Storage Tank

Provide two (2) 300,000 gallon water storage tanks located at the locations shown on the conceptual Site Plan.

The Contractor shall provide potable bolted steel ground water storage tanks with liner (GST) according to section 33 16 15(edit by contractor).

This tank will store treated water. The storage facility shall be located above drainage areas and locations subject to flooding as approved by the Contracting Officer. The storage facility shall be located on the higher elevations of the site to promote gravity flow and reduce pumping requirements. Contractor shall construct a pump house in accordance to the requirements contained herein, to deliver design flow pressure to meet the fire protection requirements of the system..

PART 3 ARCHITECTURAL

3.1 General Pump House Requirements

Provide a pre-fabricated pre-engineered building (PEB) to completely enclose all equipment required to pump water to the fire protection facilities in accordance with the requirements contained herein. Provide a concrete slab designed to support the weight of the fire pump house including the equipment within, Including but not limited to, the diesel fuel storage tank, water mains, pumps, etc. required for the system.

The design shall be performed and documents signed by professional engineers and/or a registered architect. License shall be administered by one of the fifty United States or equivalent recognized international body. Documentation of equivalency shall be provided to the Contracting Officer for evaluation.

3.1.1 Design Objectives and Considerations

Design and construction shall comply with the requirements contained herein. All facilities will have a life expectancy of not less than 25 years. This document establishes minimum standards for design and construction quality. Floor plans, elevations and building sections have been included in this document, but improvements to these plans are encouraged, as are innovative, creative, or cost saving proposals which meet or exceed these requirements. The enclosed floor plans are provided primarily to communicate desired space relationships and establish approximate room sizes. Appropriate room sizes shall be determined based on functional requirements. Select materials, equipment and construction methods that provide overall economy consistent with functional and aesthetic requirements, reasonable comfort and sound architectural and engineering practice. The level of local technology shall be considered with respect to construction, operation and maintenance of the facility.

Conflicts between this document and local standards shall be brought to the attention of the Contracting Officer’s representative for resolution.

3.1.1.1 Finished Floor Elevation

Set finished ground floor elevations with respect to the finished grades.

Place the finished floor no less than 200 mm (8 inches) above the finished grade for slab-on-grade construction, 350 mm (18 inches) for frame construction. The finished grade is defined as the final grade elevation.

Section 01 80 00.12 10 Page 23

3.1.1.2 Orientation

Orientation of the building(s) shall be coordinated with the civil engineer to insure that placement of building features such as primary entrances and service entrances are logically considered with respect to adjacent site characteristics such as pedestrian circulation routes, roads, parking areas and other buildings.

3.1.1.3 Exterior Appearance

Buildings shall be designed to enhance or compliment the visual environment of the installation. Exterior building materials, roof forms, finishes and colors shall be compatible with those of existing adjacent buildings of similar construction. Mechanical or electrical equipment located outside of the building shall be shielded from view. All exterior attached piping, wiring, etc., shall have a metal accessible metal covering to match adjacent finish.

3.1.1.4 Corrosion

Exposed metals must be carefully selected and appropriately protected against corrosion. Paint all exposed metal steel surfaces or use galvanized metal. Insure all edges are either galvanized or treated against corrosion. The project site may have corrosive soils, constant winds and limited rainfall resulting in windblown chloride containing dust which can lodge in joints and welds and result in condensation on metal surfaces.

3.1.2 Demolition

Contractor shall examine the site and construction and verify with the government provided design. If any demolition is needed, the contractor shall obtain authorization from the Government. Comply with host nation hauling and disposal regulations and comply with ANSI A10.6. Ensure that no elements determined to be unstable are left unsupported and place and secure bracing, shoring, or lateral supports as may be required as a result of any cutting, removal or demolition work performed under this contract.

Do not disturb existing construction beyond the necessary for installation of new construction. Hazardous materials shall be identified and disposed of in an appropriate manner. Prevent the spread of dust and debris and avoid the creation of a nuisance in the area surrounding the work site.

3.1.3 Life Safety

The designer shall perform a life safety analysis to include a narrative and supporting floor plans addressing building occupancy classification, construction type classification, egress capacity, travel distance, allowable areas, fire separation requirements, etc. The designer shall follow the guidelines as set forth in UFC 1-200-01 General Building Requirements. This documentation shall be included in the design submittal package. The use and occupancy classification shall be as defined in Section 302 and the construction type classification shall be as defined in section 602 of the International Building Code (IBC).
