1.2. All work shall be completed IAW the attached drawings and specifications.

2. PRINCIPLE FEATURES: This Project is K-work (Repair and Maintenance) and includes following principle features and specified works on the APPENDIX “A” and “B”.

2.1. ARCHITECTURAL WORK:

2.1.1. Provide new concrete splash blocks or raise the existing sunken splash blocks at all underneath the end of the downspouts and drain lines to prevent the soil from eroding and causing foundation issues. See the drawing sheet No. A-4.

2.2. MECHANICAL WORK:

2.2.1. Replace existing fuel oil tank and concrete pad foundation including all associate items such as the fuel leak detection and monitoring systems, level probe assembly, leak detectors for interstitial space, overfill containment and sumps, necessary wirings, fittings, and accessories with new concrete vaulted tank with a dispenser pump conforming to NFPA 30 Fire Safety Requirements, UL 2085, ULC-S655, and ULC-602 for Insulated/Secondary Containment for Above Ground Storage Tanks, Protected Type be electrically grounded IAW NEPA 780. Fuel piping must be replaced with new piping to include the fuel oil supply, return, drain, and priming pipes, manual valves, analog level gauge & float assembly, anti-siphon valves, foot valve with strainer, and the necessary fittings and accessories. Provide repair by replacement on the mechanical room pipework (the fuel oil supply and return pipes from containment sump or pipe transition assembly to burner final connection) which should include a manual shut off valve, automatic safety shutoff valve, pressure gauge, check valve, fuel filter, copper tube, and necessary fittings and analog level readout. Fuel transfer pump and day tank must be provided if the engine-mounted (driven) fuel pump is unable to draw fuel from the fuel tank due to distance or elevation. Replace existing all pipe bollards protection around the fuel oil tank with new ones. See the drawing Nos. M-1 and 2.

The concrete pad foundation for the tank must be designed to support the tank plus the weight of the maximum amount of product the tank will be storing.

The following minimum soil characteristics may be used if the vaulted tank is installed on a continuous solid slab which will uniformly distribute the weight of the tank and its contents to the soil:

- Bearing Capacity: minimum 1,000 but preferably 2,000 lb. per sq. ft.

- Total settlement: 1 inch maximum.

- Differential settlement: 1/2 inch maximum.

- Provide a minimum six inch (6") thick granular sub-grade, compacted and graded to a level uniform subsurface prior to the cast slab placement or pouring of the cast-in-place slab.

A contractor should evaluate the effect of the water table and frost lines if such unusual conditions exist at the site.

- Soil surface under foundation should be flat within 1/16" per foot. Soil around foundation should be sloped away 1/8" per foot minimum for 5 feet.

- Follow the tank manufacturer's installation instruction or guide for others.

Note: The tank will not be returned to the government after removal. For disposal of the oil left in tank, coordinate with the Base HazWaste Contract through the COR for fuel removal. Contractor must coordinate with the 51 CES Environmental through the COR for the fuel tank removal and installation. The Contractor shall notify the Environmental Office of the capacity, contents, and provide a schematic drawing for each Fuel Storage Tank prior to bringing it on the installation. All ASTs shall be installed or erected IAW requirements on KEGS 201-1, AFMAN 32-1067, and UFC 3-460-03"

2.2.2. New boiler shall equip a dual fuel (oil/gas) burner. Proper oil pump and tubing size must be provided for extracting oil in consideration of the new fuel oil tank and transfer system. Remove existing hydronic unit heater and associate piping and parts. New electric unit heater must be 2 KW heating capacity minimum. See the drawing Nos. M-3 and 4.

Note: The contractor shall provide a copy of manufacturer specification for new boiler to 51 CES Environmental Office. If possible, emission test data shall be provided as well.

2.2.3. Replace existing air handling unit (AHU) including flexible duct, temperature/pressure devices, piping systems from the boiler including insulation, balancing and control valve, fitting, flexible, switch, gauge, sensor, hanger, support, all controls devices and work, smoke detectors if required, and all necessary items with new ones in B2485. The existing air distribution duct in the buildings remains however contractor must consider partial duct work requirement for duct connection to new AHU, partial removal/re-installation of the existing other piping (eg. fire water piping), and replacement of guardrail around the AHU for AHU replacement. See the drawing No. M-5.

2.2.4. Replace existing outdoor condensing unit including temperature/pressure devices, piping systems to the AHU including insulation, balancing and control valve, fitting, flexible, switch, gauge, sensor, hanger, support, all controls devices and work, and all necessary items with new ones for B2485. See the drawing No.
