5.1 Building 1: Building 1 has a 34 year old combination BUR (Tremco) and SSM roof. Overall the roof is in satisfactory condition but with areas that are degraded and leaks were reported in several locations throughout the building. Sections “A” & “B” are both BUR with a hypalon base flashing. There are several open laps on the base flashing and the sealant around the entire perimeter where the counter flashing meets the concrete block wall is deteriorated and does not seal as designed. The SSM sections all have localized surface deterioration, the skylights are deteriorated on sections B, C, and H, and as on sections A and B the sealant around the entire perimeter where the counter flashing meets the concrete block wall is deteriorated and does not seal as designed. The skylights are not required to be replaced, however the sealant shall be removed and replaced as identified on the inspection forms to ensure a water tight seal is maintained. Also, the split face concrete block shall be sealed to ensure water does not penetrate the surface of the block.

Refer to roof section ID’s A through L on the inspection forms, which identify the specific locations and types of repairs required. Additionally, refer to the table located under each inspection form for additional required repairs.

The following photos depict the general condition of the building roof and these areas shall be repaired.

Photo 1 below shows the condition of the base flashing, which is separating from the wall. Photo 2 shows the condition of the fiberglass skylight. Although the skylight will not be replaced, sealant around the skylight and a clear sealant over the skylight will be required. Photos 3 & 4 show the sealant condition requiring replacement/repair, which is typical for the entire roof. Photo 5 shows corrosion that requires removal and protective coating for preventative oxidization. Photo 6 shows roof penetration around vent pipes.
