Zoo currently hosts 859 parking spaces across five surface lots covering 6.38 acres
NZP’s 2008 Comprehensive Facilities Master Plan sets out the development of a Central Parking Facility (CPF) in order to meet the following objectives:
1. Facilitate visitation
a) provide visitors an access point that is central, accessible and modernized
b) provide visitors expanded onsite parking
2. Regain acreage to expand animal habitats;
3. Consolidate access points for increased security;
4. Improve pedestrian safety by reducing pedestrian/vehicular conflict.
Project scope includes:
• Central parking structure (≈1300 spaces);
• Pedestrian bridge and midpoint entry;
• Bus drop‐off and turn‐around point;
• Ancillary works.

• Flat rate of $22 per vehicle per day for all lots (most stay 3 hours)
• Total revenues having grown steadily at over 4% per year despite capacity constraints
• NZP has an extensive privilege regime, but this is being restructured [will be fully defined prior to RFP]

CENTRAL PARKING FACILITY P3
Background on the Parking Garage Idea
1973 Master Plan proposed a terraced, multi-level parking facility on Lot C
1986 Master Plan proposed the same
2007 Parking Garage Study
Key Assumptions:
• Steel preferred over concrete (lighter)
• Existing lot has a 6% east/west slope; new levels will be set with a 2% slope
• Existing North Road serves as primary vehicle ramp to multiple parking levels (no internal garage ramp) Options Considered:
• 43,000 square foot addition of new, multi-story office space at west end of garage
December 2008Final Summary Presentation--Rock Creek & Front Royal Sites
Comprehensive Facility Master Plan
Existing Conditions
Comprehensive Facility Master Plan continued to include a terraced, multi-level parking facility on Lot C and an underground parking facility near Connecticut Avenue, based on need analysis conducted as part of the Transportation Management Plan and the Environmental Assessment
2011 Concept Updates
Based on 2007 Concept “2”, with adjustments:
• Revised retaining wall location and parking layout to accommodate third lane on
North Road
• Evaluation of bus parking and staging on grade at east end
• Evaluation of permanent and seasonal program space opportunities on Level 6
(terrace level), with reduction in total parking space count
• Preliminary analysis of opportunities for zero-net energy and green development strategies discussed in 2007 report
