The contractor must supply all OEM parts and materials, obtain all required permits and licenses at contractor expense, comply with all federal, state, and local building codes, safety regulations, EPA, OSHA, Davis Bacon Act, and National Park Service policies, and clean work areas daily. Work is scheduled Monday through Friday between 6:00 a.m. and 3:30 p.m., with no weekend or federal holiday work. The base contract runs from September 15, 2026 through September 14, 2027, with four optional one-year renewal periods available through September 14, 2031.

1.0 Project Description / Summary:
This project will service four (4) single swing interior doors, eleven (11) double swing interior doors, and two (2) manual revolving doors by executing a required timely Preventative Maintenance (PM) inspection program on the doors at the Arch Visitor, Gateway Arch National Park.
2.0 Objectives:
The National Park Service is looking for an AAADM certified, qualified, licensed, and bonded contractor to perform the tasks required in section 5.0 to complete this project in a timely manner.
3.0 Background:
The doors were installed in 2018 with the structural renovations at the Gateway Arch National Park Visitor Center. The Arch is currently open to the public 362 days a year and the doors are necessary to ensure the safety and security of the visitor and employees at the park.
4.0 Specific Work / Tasks:
a. Site visit to review existing conditions, confirm scope and develop installation plans with sequence of work.
b. Contractor will provide a scheduled annual inspect with the park representative or the Contractor Officer Representative (COR), to diagnose and make necessary adjust to prevent any major issues with the doors. The visits will consist of the inspection of four (4) single swing interior doors, eleven (11) double swing interior doors, and two
(2) manual revolving doors.
c. Contractor will perform the following maintenance tasks during the annual inspection of the doors:
I. Check Motor, Operator, Gearbox, Control, Sensors, Function Switches, Belt, Rollers, Bottom Guides, Break-Out Assembly
II. Documented safety certificate denoting the compliance status of each of the automatic door devices
III. Essential cleaning & lubrication
IV. Minor controller adjustments as required, re-program & tune
V. Minor mechanical adjustments as required; check fastening; tighten if needed
VI. Check glass and glazing of the complete unit
VII. For Manual Doors as needed: Checking the closer for leaking oil, tightening arm & hardware, and adjusting closing speeds
VIII. Test door speeds and quality of performance, analysis of relays, instrument testing of other electrical functions, tightening of all electrical and mechanical connections, necessary lubrication of mechanical parts, and inspection and minor repair of accessories.
d. Install all materials in accordance with the federal, state guidelines and manufacturer specifications.
e. Contractor will perform an operational test with the presents of the COR, after all inspections/repairs have been completed to ensure the operation of the doors are working properly.
f. Contractor is responsible to clean their work area each day and at the end of the job.
5.0 Special Conditions / Requirements:
a. Proper disposal of debris and other waste materials will be done in accordance with all Federal, State, and Local regulations.
b. Contractor will supply all required OEM parts and material to complete the job.
c. Furnish all required permits, license, and drawings from all agencies. Contractor shall prepare, obtain, and pay for all required permits prior to proceeding with installation work.
d. Contractor to meet all building codes and safety regulations required by local, state, and federal agencies, EPA, OSHA, Davis Beacon Act, and/ all National Park Service policies, and requirements.
e. Contractor is responsible to verify all measurements, and compatibility of OEM component replacements.
f. Contractor is responsible for determining specific work practices to be utilized for all tasks.
g. All work including work practices is subject to inspection and approval by the
Contracting Officer Representative (COR). Work or work practices are subject to inspection by regulatory personnel.
h. Contractor shall be responsible to repair any utilities, equipment supports, piping, conduits or wiring damaged during contract activities/construction and shall make all necessary repairs at Contractor expense.
6.0 Place of Performance:
a. Gateway Arch National Park 11 North Fourth Street, St Louis, Missouri 63102-1880
7.0 Performance Period / Schedule Requirements:
a. Work hours will be scheduled between 6:00 a.m. and 3:30 p.m. Monday through Friday. No Weekends or Federal Holidays.
b. Contractor will coordinate inspection times and dates with the COR.
c. Base year plus up to two option years.
I. Base Year: 9/15/26 - 9/14/27
II. Option year one: 9/15/27 - 9/14/28
III. Option Year two: 9/15/28 - 9/14/29
IV. Option Year three: 9/15/29 - 9/14/30
V. Option Year Four: 9/15/30 - 9/14/31
