About this file
This is a Statement of Work for the NIST Boulder Campus facilities maintenance project. The base contract requires the complete removal and replacement of the foam roof system on Building 8 with a new 22-gauge galvanized metal roof deck system, including demolition of existing roofing materials, gutters, and downspouts down to the purlins; replacement of damaged insulation to match or exceed existing R-values; installation of snow guards compatible with the new metal roof; and installation of new fascia boards, gutters, and downspouts with proper pitch and drainage. The work is to be performed on the NIST Boulder Campus in Building 3, Building 4, Building 5, and Building 8 during regular business hours (Monday-Friday, 7am-6pm Mountain Time, excluding federal holidays) over a 180-calendar-day period from Notice to Proceed. All roof work must be completed in phases to minimize disruption to building occupants.
The contract includes three options: Option 1 covers removal and replacement of the northwest entrance overhang on Building 5 in a like-for-like configuration with new gutters, downspouts, painting to match existing building colors, and repair of metal roof edge flashing; Option 2 requires reinstallation of an existing ornamental metal stack cap on Building 3; and Option 3 involves removal and replacement of main entrance doors at Building 11, including new commercial-grade exterior aluminum or hollow metal door systems with specified hardware, removal and installation of a new heavy-gauge steel door frame, demolition and replacement of approximately 55 square feet of 8-inch-thick concrete slab at 4,000 PSI compressive strength, and replacement of overhang supports on a like-for-like basis. Contractor personnel must comply with HSPD-12 requirements, obtain NIST identification badges, and submit a detailed site-specific safety plan, project schedule, and product data sheets for metal roofs, doors, hardware, insulation, paint colors, concrete mix design, and snow guards within 10 days after Notice to Proceed.
