5.0 SPECIFICATIONS

5.1 Definition of Terms

EIFS: a multi-layered exterior barrier-type system designed to prevent moisture intrusion into exterior walls. The system consists of four main components:

1) Panels of expanded polystyrene foam insulation installed with adhesive or mechanically fastened to the substrate, usually plywood or oriented strand board (OSB),

2) A base coat that is toweled over the foam insulation panels,

3) A glass fiber reinforcing mesh is laid over the polystyrene insulation panels and fully imbedded in the base coat,

4) A finishing coat is then troweled over the base coat and the reinforcing mesh.

The base coat, mesh, and finishing coat is usually approximately 1/8 to 1/4 inches thick.

Synthetic Stucco: Exterior Insulated Finish System hereinafter called EIFS. The materials used to form the EIFS vary from manufacturer to manufacturer. EIFS is a barrier type cladding system that relies entirely on the exterior surface to keep moisture out.

Alkali: A substance such as lye, soda or lime that can be highly destructive to paint films.

Base Coat: Initial wet set material, either factory or field mixed, used to encapsulate reinforcing mesh or to fasten insulation board to substrate.

Coating: A coat or covering; a layer of any substance, as a cover or protection.

Dry Film Thickness (DFT): The thickness of the dry paint film.

Elongation: The percent increase of a given distance prior to failure during tensile testing.

Expanded Polystyrene (EPS): Expanded polystyrene, manufactured from styrene, is a closed-cell, thermoplastic material often molded into low-density foam articles, such as protective packaging, foam insulation and building and construction.

Flexibility: The ability of a coating to expand and contract during temperature changes.

Mil: A term used to indicate the thickness of the paint film. A dry film thickness of 0.001", i.e., the standard dry film thickness after curing for several common paints, is one (1) mil.

Mildew Resistance: The ability of a coating to resist the growth of molds and mildew. Mildew is particularly prevalent in warm, humid climates.

Tensile Strength: The maximum stress that a material/product can withstand.

Paint: To cover with coloring matter; to apply paint to; as, to paint a house, etc.

PERMEABILITY: The property of a substance which permits passage of water vapor and is equal to the permeance of an inch (1) of thickness of the substance.

Primers: Improve adhesion of EIFS to substrate or of finish to base coat. The base coat or the first complete coat of a paint system that is applied to an uncoated surface.

TSP: Tri-sodium phosphate, a cleaning agent. After the TSP has been dissolved in water, the solution is used in surface preparation. (After cleaning with TSP, the surface should be rinsed.)

Volatile Organic Compound (VOC): Major contributing factor to ozone, a common air pollutant which has been proven to be a public health hazard.

5.2 Repair Procedure and Specifications

Repair of Surface Cracks Surface cracks are defined as small surface defects that do not penetrate beyond the EIFS base coat, and in which the EIFS reinforcing mesh is not severed.

1. Brush away loose finish or base coat material, clean if necessary to remove surface dirt.

1. Use a small stiff bristle paint brush to apply a base coat into the crack. Use a wet brush to remove excess basecoat that gets into the face of the finish. Allow base coat to dry.

Repair of Puncture Damage Puncture damage is defined as any damage that fractures the EIFS system reinforcing mesh and deforms the surface of the EPS board.

1. Clean the area around the damage. Apply a water-based gel type paint remover with a stiff brush to the finish in the immediate area surrounding the damage. (Paint remover shall be 3M Safe Stripper Paint and Varnish Remover) Exercise care with the paint remover to avoid getting it onto surfaces that are not being repaired. Alternatively, a handheld grinder can be used to remove the finish, taking care not to grind or deteriorate the mesh layer. Use a scraper to remove at least 5 inches (130mm) around the puncture damage and to leave a sharp finished edge. Use coarse sandpaper to remove the top layer of base coat to the mesh surface.

1. Cut the mesh at the damaged area so at least 2-1/2 inches (64mm) of intact base coat and reinforcing mesh exist between the puncture damage and the finish edge. Cut EPS slightly larger than the damaged EPS and temporarily “pin” it in place with a nail. Use a sharp knife to cut through the EPS. Cut at least 1 inch (25mm) away from the mesh cut. Cut with a slight angle so that the new EPS will be slightly larger than the hole to be plugged with it.

1. Make a clean cut to the substrate and remove the old EPS. Dry fit the new EPS to check for fit. Adjust size or re-cut new EPS if fit is not snug. Butter the sheathing side of the new EPS with a base coat along the perimeter and in the middle, then press into place. Make sure the new EPS is flush with or higher than the surface of the adjacent EPS. Allow the adhesion to dry, then rasp or sand the surface flush with the adjacent EPS and brush clean.

1. Cut Mesh to overlap existing mesh at least 1 inch (25mm). Apply masking tape up to the finish edge surrounding the repair area. Apply base coat and embed the mesh patch in the wet base coat and level the base coat to match the surface profile of the original base coat. Allow the base coat to dry and check the surface profile to make sure it matches the original. Apply additional base coat if necessary and allow it to dry. Mesh shall be a minimum 6-ounce high impact composition.

1. Apply primer and allow it to dry.

1. Apply finish (matched to existing texture and color) with a stainless-steel trowel and remove the aggregate in the finish from the masking tape. Scrape the finish tight against the wall to match the adjacent finished surface. Float the finish to match the adjacent texture.

1. Remove masking tape and use a brush to “stipple” the wet edge into the adjacent finish. Alternate between brush and float to achieve the texture match.

Acrylic Primer (Buildings)

If applying with a “brush”, use a quality nylon/polyester brush.

If applying with a “roller”, use a quality ½” to 1-1/2” nap synthetic roller cover.

If applying with an “airless-sprayer”, pressure shall be 2000 – 2700 psi, tip 0.19”, reduction none.

If applying with a “conventional-sprayer”, pressure shall be 40 – 60 psi, fluid pressure 20 psi, cap/tip 704/FX, reduction up to 1 pint per gallon.
