II. SCOPE OF WORK:

A. General Requirements:

1. The Department of Veterans Affairs, Network Contracting Office 8 is seeking a design/build

(DB) construction contract to renovate the existing dish room, Project # 546-22-140, located at the Miami VA Healthcare System, 1201 NW 16th Street, Miami, Florida 33125. Contractor shall provide all Design-Build services including labor, materials, tools, and equipment as necessary to construct the project described below and other specific tasks as further defined by this RFP. All proposals are to provide construction services for this project.

B. Project Overview:

1. This project encompasses a complete renovation of the main dish washing room (1,630 SQFT) area located in building 1, 2nd floor, and the partial renovation of the accompanying mechanical room (230 SQFT) in preparation for a new dish washing machine system for the space. The dish washing machine system is comprised of three components: the dish washing machine, pulper, and conveyor. The removal of the existing dish machine system and the installation of the new dish machine system will be performed by others, and the DBT for this project is responsible for the preparation of the utilities for the dish machine system as part of the renovation.

2. The existing dish system will be removed by personnel other than the contractor before the start of construction. w. Asbestos or lead paint removal (Tiles and walls).

Mechanical Room:

x. Remove approximately 230 SF of existing epoxy surface flooring (top layer only).

y. Remove one (1) broken compressor.

z. See Guide Drawings and Site Photos for Details. The DBT is responsible for disposal of all equipment. VA dumpsters and receptacles shall not be used by the contractor for this purpose.

3. Concrete:

a. If the coring analysis determines that the integrity of the topping slab is compromised, the DBT shall pour a new topping slab in the dish room.

Demolition and replacement of the topping slab shall be included as a separate item in the cost proposal.

4. Doors and Windows:

a. Replace-in-kind three (3) sets of double doors including frames (one at the main entrance, one on the electrical closet E2 3A, and one on the mechanical room).

This includes replacement of the hold-open magnets on the one (1) set of double doors on the west wall. These magnets shall be wired into the fire alarm system.

5. Finishes:

a. Pour a new epoxy floor in the dish room (approx. 1630 SF) with a four (4) inch integral cove base. It is assumed that the epoxy layer is ¾ in thick.

b. Install ceramic tile with epoxy grout on all walls in the dish room, including the divider wall and columns. This includes all patchwork and skim coats. The green blocks on the columns shall not be removed but shall be skimmed over.

c. Install a new acoustical (drop) ceiling in the dish room. This drop ceiling shall be a white aluminum grid with 2 ft X 2 ft smooth white 5/8 in thickness mineral fiber clean room tiles. Grid shall be aluminum 15/16 in.

d. Pour a new epoxy floor in the Mechanical Room (approx. 230 SF). It is assumed that the epoxy layer is ¾ in thick. The functioning compressors on the floor of this room cannot be shut off or moved. Therefore, the epoxy floor shall be poured around these compressors.

6. Specialties:

a. Install two (2) line stainless steel wall guards on all walls in the dish room, except for the west wall with the sink. The brackets for these wall guards shall be mounted straight to the wall, and the ceramic tile shall be installed around them.

The seams between the tiles and brackets shall be sealed from all moisture.

b. Install stainless Steel Corner Guards on all outside corners.

c. Install new signage in the area. Signage shall be in-kind.

7. Equipment:

a. Furnish and install a new custom three (3) compartment sink with a garbage disposal and scrap sink. This new sink shall be stainless steel, have similar dimensions, same layout, and similar faucets to the existing sink. However, the new sink shall not have the agitator or water heating system. It shall be a “bare bones” sink. The garbage Disposal shall have a fixed nozzle rinse system with a control box for the disposal and rinse water, similar to what is currently installed.

b. Install a new eyewash, like-for-like.

c. Install two (2) new stainless steel dishwasher hoods. These new hoods shall be similar in size and form factor to the existing hoods and their exact location will depend on the location of the new dish machine, whose dimensions and location will differ slightly from the existing. There shall be one (1) hood directly over the “load” side of the new dish machine, and one (1) hood directly over the “unload” side, similar to the current setup. This includes the installation of new sections of solid duct to connect to the main exhaust duct. The contractor will be provided drawings with the exact location and dimensions of the new dish machine.

d. Install two (2) new 2000 PSI electric pressure washers. The new pressure washers shall be located in the mechanical room, rather than the dish room, and shall be tied into the existing pipe system. The pressure washers shall be wired so that an operator in the dish room can turn it on and off without entering the mechanical room. The controls for these pressure washers shall be wall-mounted in the southwest corner of the dish room. They shall be wired such that only one pressure washer can be used at a time, and the operator shall have the ability to choose which pressure washer to use with the other acting as a redundancy.

e. The following equipment will be procured and installed by others, but the DBT will prepare the utilities.

i. dish washer

ii. pulper

iii. pulper disconnect box

iv. conveyor system

8. Fire Suppression:

a. Install new sprinkler heads (must meet existing code requirements) and test the new system if necessary. See Schedule. This may require adding some new heads. The existing pipes shall be reused.
