About this file

This is a Notice of Emergency Ordered Demolition issued by the City of Detroit Building Official on March 3, 2026, regarding a structurally unsound and dangerous commercial building located at 6455 Le Grand (Building ID: 101). The building has been deemed unsafe and in immediate danger of collapse, posing a hazard to public health, safety, and welfare. Demolition of the structure shall begin immediately, and all occupants must vacate without delay. Property owners may request permission to conduct demolition using properly licensed Detroit contractors by submitting an application to the City of Detroit Buildings, Safety Engineering and Environmental Department at the Coleman A. Young Municipal Center within three business days of the notice date. The property owner is entitled to request an administrative hearing before the Building Official within ten days of the notice to present testimony, documents, or other evidence related to the demolition; however, the Building Official may proceed with demolition prior to any hearing if necessary to protect public safety.

The notice was issued following multiple building inspections conducted by Inspector D. Williams on February 19 and 20, 2026, which documented the structure's condemned and dangerous condition. The property owner of record is Holding Real Estate LLC, located at 16614 Jackson Street, Taylor, Michigan 48180. A copy of the demolition notice has been posted on the building and mailed to the owner and taxpayer of record. The Building Official retains the authority to demolish the structure within the three-business-day application window or prior to any requested hearing to ensure public protection, effectively making this an urgent demolition requirement with limited opportunity for owner intervention.
