GUTTER, GUTTER GUARDS, DOWNSPOUTS and ASSOCIATED MATERIALS

REPAIR/REPLACEMENT

Requirements:

• Contractor will determine the size and type of gutters and downspouts that will give the greatest water flow, water capacity, and least amount of plugging. All final specifications will be approved by the Owner.

• Contractor’s responsibility to install gutters properly and if warranted upon inspection, placed behind the drip edge. Strip flashing must be used to bridge the gap between the drip edge and the back of the gutter if the gutter runs below the drip edge at the lower end of the gutter run.

• Gutter guards must be installed. Install only products that fit and install on top of the gutter and must be made of same material as gutter. No rolled metal or plastic screens.

• All gutters will be white, aluminum, seamless and properly sized for the type and size of roof. Install and use the proper gutter screws, gutter hangers, sealant, outlets and any other materials during the gutter replacement.

• Before installation and fabrication, all measurements of needed replacement gutters are to be confirmed as well as any additional materials needed, including any rotted soffit and fascia.

• Replace or repair any sections of downspouts that are needed and make sure are located properly to facilitate drainage and not interfere with walking, mowing, or driving areas.

• Use roof hanger mounting straps where needed. Ice will accumulate in winter months on the gutters so either a stronger hanger or more hangers to hold this extra weight for an extended period of time is needed.

• Proper slope must be adjusted, if any, during the installation process for adequate drainage.

• Make sure all seals and connecting points are free from leaks, are not loose, and no parts are missing before leaving the site.

Materials (must be rust proof):

1. Gutter Material: Aluminum, .032 Thickness

2. Downspout Material: Aluminum, .032 Thickness 3"x4" downspout and elbows

3. Finish gutters to match the roof fascia and rake trim.

Length of Gutters (approximate) and Gutter Guards Needed:

Before bidding and ordering, exact lengths and conditions need to be assessed and confirmed.

The lengths below are approximate and in linear feet.

• Office- 30’ (new and replace)

• Greenhouse- 100’ (replace)

• Seed Barn- 20’ (inspect)

• Equipment Barn (metal roof and will be new)- 220’

Total feet needed- 500’

Downspouts Repair, Replace or Install New:

Before bidding and ordering, exact lengths and buildings where needed, will need to be assessed and confirmed. The lengths below are approximate and feet.

• Shop/Warehouse- inspect current; repair and replace any damages to any part. 25’ from ground to shingle roof.

• Office- inspect current; repair and replace any damages to any part. Install new at entrance with proper drainage away from foundation. 15’ from ground to shingle roof.

• Greenhouse-inspect current; repair and replace any damages to any part. 10’ from ground to shingle roof.

• Seed Barn- inspect current; repair and replace any damages to any part. 25’ feet from ground to edge of metal roof.

• Equipment Barn- install new, associated materials, ensure proper drainage away from building. 25’ from ground to edge of metal roof.

SIDING REPAIRS (shop/warehouse, equipment barn)

Before bidding and ordering, exact damage and repair methods as well as lengths will need to be assessed and confirmed. The length and size of the holes and damaged sections are approximate.

There are 12 holes that are cracked, split and missing siding. No damages are more than 12” (w) x 12” (h). Holes have been caused by branches and equipment.

• Remove damaged sections of the siding pieces and nails or screws holding the sections into place, and replace with the same materials as currently installed.

• Contractor will make sure that the new replacement siding is cut and measured and secured properly to allow no moisture to penetrate. Replace any insulation where needed.

OR

• If new, replacement siding is not warranted, patches must be of same color and material to allow no moisture to enter.

• Caulk or any filler used must be cured properly and inspected before closeout.

DESPOSAL AND CLEANUP AFTER ALL WORK:

All old, damaged and removed gutters and siding plus any materials associated with their removal, will be removed and discarded, carefully, off-site.

Importantly, use a metal detector and thoroughly inspect around areas and buildings where work is being done to make sure all nails and screws are gone and other metal pieces.
