Attachment 2: STATEMENT OF WORK PROJECT: Interior painting and refinishing the wood floor of Villa 4, Villa 8, Villa 10, Villa 14 and Villa 15 at RR Housing Compound.

Project Description:

A. Refinishing Wood Floor

1. Preparation Take the following steps before the wood floor is refinished.

· Remove all furniture, carpets, and rugs from the area.

· Inspect and secure floorboards by hammering down any protruding nails (check by running a putty knife across the surface).

· Thoroughly clean the floor using a vacuum or mop to remove debris.

· Seal all HVAC vents with plastic sheeting to prevent dust from entering the ductwork.

· Use plastic sheeting to isolate the area and prevent dust from spreading to other parts of the property.

2. Rough standing.

· Use a drum or belt sander to sand along the grain of the wood, working in 90–120 cm lengths.

· Overlap each pass by at least one-third of the sanding belt’s width to ensure even sanding and scratch removal.

· Begin with 36–40 grit sandpaper, progress to 60 grit, and finish with 100 grit.

· Replace the sanding belt every 25 square meters for optimal results.

· Sweep and vacuum between grit changes to eliminate dust.

3. Edge and Corner Sanding

· Use a floor edger or small orbital sander for corners, edges, staircases, closets, and other hard-to-reach areas.

· Begin with coarse-grit paper and follow with finer grits.

· For tight corners, use a hand scraper and 80–100 grit sandpaper to remove the finish manually.

4. Finish Sanding

· Use a floor buffer with a fine-grit screening pad to even out the surface and remove minor imperfections.

· Operate the buffer in broad arcs across the floor, controlling its direction with handle positioning.

5. Final Dust Removal

· Vacuum the entire area thoroughly.

· Wipe the floor with a tack cloth to remove residual dust, debris, or hair that may affect the final finish.

6. Wood Staining (If required)

· Apply wood stain using a foam applicator pad, working with the grain.

· Wipe off excess stains with clean cotton cloths or paper towels.

· Allow the stain to dry fully with the manufacturer’s instructions before applying the finish.

7. Finish Application

· Apply water-based polyurethane or lacquer using a lambswool applicator in smooth, even strokes.

· Apply up to four coats, allowing each to dry for 24 hours or as specified.

· Between coats, sand lightly with 220-grit paper or #000 steel wool.

· Remove dust with vacuum and tack cloth before applying the next coat.
