RFP No. 26-04
Section I: Purpose and Background
The City of Mableton, Georgia, through its Economic Development Department, is soliciting proposals from qualified, multidisciplinary consulting teams to prepare a Comprehensive Redevelopment Plan for designated areas of the City, including all analyses and documentation necessary to support the creation of one or more Tax Allocation Districts (TADs) pursuant to Article IX, Section VII, Paragraph III of the Georgia Constitution and O.C.G.A. § 36-44-1 et seq.
The City seeks a redevelopment plan that establishes a clear vision for reinvestment, supports economic development, enhances urban design, and provides the technical, financial, and legal groundwork required for TAD designation, adoption, and implementation.
Background The City of Mableton, incorporated in December 2022, is one of Georgia’s newest municipalities and represents a growing and strategically positioned community within unincorporated south Cobb County.
As a newly established city emerging from transition, Mableton is building its governmental, economic development, and planning infrastructure with a forward-looking approach centered on fiscal sustainability, equitable growth, and long-term community investment.
Located within the metropolitan Atlanta region, Mableton benefits from regional connectivity, proximity to major transportation corridors, and access to a diverse residential and commercial base. However, like many newly incorporated municipalities, the City faces legacy development patterns characterized by aging commercial corridors, underutilized properties, fragmented land use patterns, and infrastructure limitations that constrain reinvestment potential.
Through its Economic Development Department, the City is now proactively positioning itself to guide and catalyze redevelopment in key strategic areas.
