About this file

This is a comprehensive architectural and engineering document set for the Glassier Farmstead Rehabilitation project, involving Pitkin County Open Space and Trails Department and Reid Architects. The project focuses on rehabilitating a historic brick farmhouse located at 543 Hooks Spur Lane in Basalt, Colorado, which was officially listed on the National Register of Historic Places on August 16, 2023. The document set includes detailed architectural plans, structural drawings, electrical specifications, and civil engineering documents covering the full renovation of the existing historic structure, including foundation repairs, masonry restoration, window and door refurbishment, and the addition of new living spaces. The plans demonstrate a careful approach to preserving the historic integrity of the building while modernizing its functionality, with specific attention to maintaining original architectural features and adhering to preservation standards.

The project involves converting the historic farmhouse into a duplex with two units, with a total completed project floor area of approximately 2,105 square feet. Electrical plans indicate a comprehensive electrical system upgrade, including new service transformer, multiple electrical panels, and provisions for future electric vehicle charging stations. The renovation includes structural reinforcements, new foundation work, crawl space modifications, and careful restoration of historic masonry and woodwork. Funding appears to be through Pitkin County Open Space and Trails, with the project representing a significant investment in preserving local historical architecture while adapting the property for modern residential use. The documents suggest a phased approach to construction, with meticulous documentation of existing conditions and a commitment to maintaining the historical character of the Glassier Farmstead.

Relevant Secretary of the Interior’s Standards for Rehabilitation of Historic Structures that apply to this project:

2. The distinguishing original qualities of character of a building, structure, site or its environment shall not be destroyed. The removal or alteration of any historic materials or distinctive architectural features should be avoided when possible.

5. Distinctive stylistic features or examples of skilled craftsmanship which characterize a building, structure, or site shall be treated with sensitivity.

6. Deteriorated architectural features shall be repaired rather than replaced, wherever possible. In the event that replacement is necessary, the new materials should match the materials being replaced in composition, design, color, texture, and other visual qualities. Repair or replacement of missing architectural features should be based on accurate duplications of features, substantiated by historic, physical, or pictorial evidence rather than on conjectural designs or the availability of different architectural elements from other buildings or structures.

7. The surface cleaning of structures shall be undertaken with the gentlest means possible. Sandblasting and other cleaning methods that will damage the historic building materials shall not be undertaken.

this project must comply with the relevant secretary of the interior standards. When in doubt contact the architect before proceeding with the work.
