PROJECT 675-22-804 BUILD LAKEMONT HBPC STORAGE ROOM RFI RESPONSE

1. Will the frame and glazing that will now be within the Storage Room need to remain, be removed and walled off, kept, but enclosed (like a spandrel system), or receive a black-out film over?

Answer: Frame will remain, wire-mesh installed and walled off.

2. The room already has both a receptacle and data outlet on the west wall. Will more be required?

Answer: The service requires a small refrigerator that will need its own dedicated 20 Amp circuit, the existing data/power outlet will remain.

3. It was mentioned that a mid-size refrigerator/freezer was going to be needed. Can the VA confirm no need for a water line and/or drain?

Answer: There will be no need for a water line or drain.

4. Will there be any shelving that will be part of this scope, or will the VA provide as needed?

Answer: The VA will provide shelvings after the project is completed.

5. Please provide full as-builts for this space (Architectural, Structural, and MEP)?

Answer: See the documents attached for reference only.

6. Please confirm the working hours for the project.

Answer: Monday to Friday after 4:00 PM and all day on weekends.

7. Are there any as-built drawings we can utilize (Architectural; Mechanical, Electrical, Plumbing) to review current space plan layout? Please provide all existing space as-built drawings.

Answer: We have available the original drawings, this is just for reference purposes, it will be the responsibility of the AE firm to review and validate all information provided.

8. Who currently maintains the fire alarm system for the building? They will need to be contacted for a quote as part of this project.

Answer: Dynafire.

9. Please provide specifications for the existing finishes in order to match: What is wall color & sheen? What existing carpet tile being used? What acoustical ceiling tile are existing specifications?

Answer: Match existing.

10. Will the flooring need to be replaced?

Answer: The existing flooring is carpet, clean storage room as per design guides calls for a different type of flooring, please refer to Design guides and VA TIL.

11. Please advise on how many days the VA will be allowed to review each design phase? If the VA will require the typical 10 to 15 business days then the project duration will need to be extended.

Answer: Please refer to Solicitation.

12. Please provide the latest hazardous material survey (including asbestos, lead and mold) for the work area.

Answer: There is none available, it will be the contractor’s responsibility to do an inspection and if there is any material that looks like asbestos will have to be sampled and tested prior to commencing any work.

13. Please confirm that existing flooring and ceiling can be re-worked.

Answer: It will be the AE’s responsibility to do an assessment and determine feasibility.

14. Please provide the design guide/manual that the space is to conform to per the VA TIL.

Answer: It is the AE’s responsibility to locate the latest edition of the VA design guides TIL online.

15. Please confirm that all walls will need to re-enforced with security mesh.

Answer: It is the AE’s responsibility to locate the latest edition of the VA design guides TIL online.

16. Please provide the current PACS system for the facility.

Answer: Use HID RPK40-H card and PIN reader. Currently using Hirsch/Identiv but this may change prior to work start, see attachment.

17. Please provide the finishes/equipment/furniture that need to be provided for the project.

Answer: Match existing finishes.

18. It is noted that access control will be included in the scope. Though, will other full low voltage system(s) design be included in this project (i.e. CCTV, data, structured cabling…etc.)? Also, is the intent that the access control and any other low voltage systems’ new devices be tied into existing systems or will new stand alone systems/servers be required for low voltage devices serving this space?

Answer: Will be tied into existing electronic security systems.

19. Will HVAC ceiling devices, electrical power devices and lighting within the space be required to be “tamper resistant”?

Answer: No.

20. Will any storage of flammable and combustible materials be required? If so, will there be the need for a floor drain or nearby eye wash station (can be portable)?

Answer: No.

21. Should the ceiling be considered to be a hard ceiling and not ACT so there is no potential for room/room cross-over (pending that the interior walls do not go to deck above).

Answer: All walls will go up to the deck, no need for hard ceilings.

22. Please confirm that camera system is a requirement.

Answer: Not needed.

23. Will VA consider extending the period of performance of the project due to the world wide pandemic and the shortage of materials along with extended lead times on materials such security equipment and security screen mesh.

Answer: Yes.

24. Can you please confirm if there is an open reader Port and lock port on the existing access control panel in the area of this work to be completed? Or, should the contractor plan to add an expansion access control panel and power supply for the new card reader door?

Answer: The door control panel is in the DC, M8-02 has 2 open inputs. The power supply needs to depend on the hardware used.

25. For the design please confirm a licensed engineer may complete the documents – an architect is not required.

Answer: Please refer to Solicitation.

26. On the drawings please indicate existing wall types and construction.

Answer: See the drawings attached.

27. Please note the MEP specifications to govern design.

Answer: Look on the internet for the latest VA Design Guide and TIL.

28. Please note the electronic security specifications for the project

Answer: Please see attached document.

29. Please confirm bandwidth, existing pathway and capacity for any new security cameras or security devices.

Answer: Will be confirmed with Physical Security at moment due to new projects.

30. Please provide contact info for the incumbent electronics contractor managing the existing security /camera systems the new project will join.

Answer: Ruben Alicea – VA Physical Security.

31. Please specify make and model of door hardware preferred site wide.

Answer: The Wood door for this space should be a 36"x 7.0 door if a normal entryway. The stain should match all the other doors in the near area. The Door should have at minimum a 20-minute fire rating. The Door should be mortise prepped for a Sargent Mortise lock: Lock finish 626, ADA Lever If an entry door Model: 8245 LNL 626 w/ SFIC housing for Sargent SFIC or Best

SFIC, otherwise we will provide. (Should be Bolt with a button on side of the Lock) It is a

Storeroom door: 8251 LNL 626 w/ SFIC housing for Sargent SFIC or Best SFIC, otherwise we will provide.

32. Please specify make and model of security cameras preferred site wide.

Answer: Pelco Commercial/enterprise-grade cameras. The camera depends on where it is used, single fisheye or fixed 90 3mp cameras.

33. At the site visit it was noted by the tenants that existing cabinets would be relocated, no shelving was requested to complete the new space, please confirm.

Answer: No shelving will be needed.

34. Please provide a copy of the sign in sheet from the site visit.

Answer: No sign-in sheet was produced.

35. Please provide a basis of design for the window infills - a spandrel panel was suggested at the walkthrough.

Answer: Wire mesh and wall it off.
