About this file
This document contains answers to requests for information (RFIs) regarding a federal contract solicitation for courtyard patio repairs at a Department of Veterans Affairs facility. The RFI responses provide clarification on the automatic door specifications and electrical requirements, confirm that the existing awning and fence will remain with repairs, specify that the existing brick veneer will be modified as needed to attach new roofing material to allow for drainage from the patio, and indicate that plans should be submitted for the demolition process and contractor laydown area.

598-22-131 NLR B170 1E Courtyard Patio Repairs Solicitation 36C25622R0087
RFI’s received and responses:
1. Will there be a specification/security requirement provided for the New Automatic Aluminum Storefront Door to be installed?
Included is ‘attachment 1- door detail’ showing door sizing and automatic opener requirements. The sizing information is estimated and is for bidding purposes only. Contractor to verify sizing of door. The attached information is to be considered as a basis for selecting the color and operating mechanisms required.
2. Will there be sufficient Electrical Hook Up for door or will there need to be an electrical upgrade?
After review with the VA Electrical shop there should be sufficient electrical capability to connect a new door in place of the existing door.
3. Will contractor be required to incorporate an overflow opening/exit for excess water from top portion of patio to lower roof level of walkway?
See RFI #6 for additional information.
4. Is the existing Awning above door to be replaced or to remain as is? No modifications other than re-attach/re-route gutter?
The existing awning is to remain as is other than re-route and re-connection of the gutters.
5. SOW mentions fence to be taken down and re-installed. (Current color black) Paint to match new. Will contractor be required to re-paint fence?
The SOW states that the fence or portions thereof may be taken down to facilitate the removal and entrance of materials onto the patio. It is up to the contractor to determine how much, if any, fence is to be removed and coordinate with the project COR. Contractor shall paint affected areas of the re-installed fence to match existing to achieve a uniform color. Contractor shall coordinate with the COR for approval.
6. Confirm existing brick veneer to be removed and replaced and new TPO roof membrane will be installed directly on top of existing walkway/lower portion of roof with proper preparation.
In response to this comment CAVHS Engineering met with CAVHS O&M to determine the best course of action to drain the patio and lower roof over the walkway. The response to this RFI is intended to replace the information describing the work to be done from the SOW. The existing SOW called for removing the existing brick veneer on the vertical wall between the 1E patio surface and the lower walkway roof. The brick veneer remains in place and the TPO roofing shall extend from the 1E patio over the top of the brick veneer and continue down the brick to the lower roof. A permanent water-tight seal shall then be installed above the new lower roof TPO surface. If the brick needs to be partially removed to allow for positive drainage from the 1E patio to the lower roof the existing brick veneer may be modified as necessary. If the brick veneer is deemed to be a surface that is not adequate for attaching the TPO surface, the brick veneer shall be removed, and the concrete wall prepared to attach the new TPO surface. The experienced TPO roofing professional will coordinate with the project COR for approval. As stated above, this response is intended to replace the description of work for this portion of the project.
7. Confirm that the large sheet metal dryer vent cover at brick veneer and existing cage covering the vent on the ground are to be disassembled and re-used.
Disassemble and re-use if possible.
8. Route to construction area is grass covered. Contractor will damage grass and propose to re-seed and mulch when complete. Is this acceptable or should the contractor consider installation of sod in affected areas?
The SOW requires the submittal of a Demolition Plan and a Laydown Area Plan. The intent of these plans is to have the contractor work with the COR to determine how and where the laydown area and demolition will progress. Once we determine where these will be located the contractor and COR can work towards developing a preferred option for repairing the affected areas.
