About this file

The Queensgate Wash Bay Drain Addition Technical Specifications is a comprehensive project manual prepared by R.E. Warner and Associates, Inc. for the Southwestern Ohio Regional Transit Authority (SORTA), dated November 25, 2024. The project involves extending existing trench drains and enlarging the catch basin at the Queensgate Facility located at 1401 Bank Street in Cincinnati, Ohio. The project will be constructed under a single prime contract, with a substantial completion timeline of 90 calendar days from the Notice to Proceed and a final acceptance deadline of 180 calendar days from the Notice to Proceed. The contractor will be responsible for field verifying existing utilities and dimensions, obtaining necessary permits, removing demolition debris, constructing a new base and walls, and furnishing a new frame and grate meeting specific requirements.

The technical specifications outline detailed administrative and procedural requirements for the project, including submittal procedures, waste management, temporary facilities, and construction waste disposal. The contract includes provisions for measurement and payment, with unit prices for concrete repair and contingency items for additional or unforeseen work. The contractor will be required to submit various documents, including a construction schedule, schedule of values, and waste management plan. The project allows for potential change orders with specific guidelines on overhead and profit markups, with a maximum of 15% for self-performed work and 5% for subcontractor work. The specifications emphasize coordination, waste reduction, and compliance with local regulations throughout the construction process.

Compensation for all such services, things and materials shall be included in the prices stipulated for the lump sum and unit price Pay Items as identified in the Contract.

E. The contractor shall verify the rating and horsepower of the equipment he proposes to furnish and shall provide for any necessary electrical changes to accommodate the equipment furnished at no change in the contract price.

F. Where work is to be paid for by units of length, area, weight or volume, all Work accepted under this Contract will be measured by the Owner’s project manager and the quantities of various items of Work performed will be determined by the Owner’s project manager, as the basis for final settlement. For the calculation of quantities in which the computation of area by geometric methods would be comparatively laborious, use of automated calculation tools, such as AutoCAD, may be used with prior Owner’s project manager approval.
