About this file
This is a Presolicitation notice for a commercial real estate lease opportunity issued by the General Services Administration (GSA), Public Buildings Service, PBS R11 Office of Leasing. The U.S. Government seeks expressions of interest for warehouse and related space in the District of Columbia under Notice ID 3DC0640.
The Government requires between 46,400 and 51,000 square feet of warehouse and related space located anywhere within the District of Columbia. The lease term is 120 months (10 years) with no option periods. Required specifications include at-grade level space with a minimum 18-foot clear ceiling height, at least one loading dock with leveler capable of accommodating standard 53-foot truck trailers, and 25 surface parking spaces that must be secured or capable of being secured. The space must comply with Government standards for fire safety, accessibility, seismic, and security requirements, and must not be located in the 1-percent-annual chance floodplain. A fully serviced lease is not required but is preferred. Responses are due by July 30, 2025, at 4:30 PM EDT. The Government will evaluate alternative space against its current lease and consider relocation costs including physical move expenses, tenant improvement replication, telecommunications infrastructure, and agency downtime. No set-aside is being used. Primary contact is Gregory Y. Otten (gregory.otten@gsa.gov) and secondary contact is Sean McNeal (sean.mcneal@gsa.gov).
