Plaster Repair/Replacement and Paint Specs
Guest House Upper Floor Bedroom 1 Upper Floor Bedroom 2
Project Scope:
Repairing damaged plaster in the designated locations. Severity of plaster damage varies.
Contractor Requirements:
Contractors shall provide all labor, equipment, and materials to remove/replace/repair damaged plaster ceiling/walls in the designated locations, which may include the removal of all existing plaster materials, exposing existing wood lath. For ceilings, the existing wood lath will be left in place and reattached to joist where loose attachment occurs. New diamond mesh lath will be installed over existing wood lath. New lath will be attached to joists with coated wood screws and washers to provide support of new plaster independent of existing wood lath attachment. For walls, repair includes reattachment of existing plaster to structural framing members (studs), at walls as required. The layout and placement of the existing wall studs shall be located behind plaster on walls. Fasteners shall be installed directly into studs at 12 inches on center using 4-inch coated wood screws with 3-inch diameter zinc coated plaster washers. Plaster areas that have been deemed too unstable to benefit from reattachment, will be removed and replaced. Install new diamond mesh lath to ensure proper attachment for new plaster. New plaster shall be installed in three lifts (scratch coat, brown coat, and finish coat), equaling approximately ¾ to 1 inch total thickness or as required to match existing plaster finish surface.
After plaster has cured, prime and paint replaced areas to match existing color. If the finishes are affected by the ceiling work, touch up and or repaint walls & trim to an acceptable appearance.
Contractor shall provide plywood protection and protective coverings for all flooring and protective coverings for all walls, doors, windows, and permanent fixtures that are not included in the work.
Contractors shall provide dumpsters on site. Contractors shall provide daily cleaning of debris and work materials to maintain a proper and acceptable working environment. Contactors shall provide removal of protective coverings and detailed cleaning upon completion.
Furniture shall be removed/relocated by staff on-site
