About this file

This document is a comprehensive property inspection report prepared by Watchmen Inspections LLC for a residential property located at 1400 Pin Hook Rd in Hillsboro, Ohio, conducted on April 6, 2024. The 54-page report provides a detailed assessment of the property's various systems and components, including grounds, roof, exterior, interior rooms, electrical systems, plumbing, heating, and structural elements. The inspection was performed during cloudy/rainy weather conditions and revealed numerous maintenance and repair recommendations across multiple areas of the home.

The report highlights several significant issues requiring professional attention, including potential safety hazards such as missing deck balusters, electrical reverse polarity in receptacles, damaged insulated window glass, wood destroying insect damage, roof shingle deterioration, and outdated plumbing and electrical components. Critical recommendations include installing GFCI receptacles, repairing foundation grading, addressing water heater and well pump maintenance, fixing electrical panel wiring, and replacing or treating various damaged structural elements. The property appears to be a modular home with an estimated age of 15-20+ years, and the inspector suggests budgeting for multiple system replacements and repairs to ensure the property's long-term integrity and safety.

1. Scope of Inspection

• This inspection is limited to a visual and not a technically exhaustive examination of readily accessible components and systems at the specific date and time that the inspection occurred. The scope of the inspection is defined and limited by the standards, limitations, exceptions and exclusions as contained in the Ohio Revised Code 4764,the Ohio Administrative code 1301:17-1, and the pre-inspection agreement. Some components and systems were inspected in addition to those required by the standards. This does not expand the scope of the inspection. Other deficiencies could exist in the out-of -scope systems and components. The systems and components that were inspected are listed in the report. The subject property may have concealed conditions, latent defects, or cosmetic deficiencies that are not included in the report.

• If there was a recommendation for further evaluation, that evaluation should be performed prior to the end of the inspection contingency period.
