The contractor must supply, deliver, and install high-quality commercial doors meeting specified performance, safety, and durability standards while complying with all applicable federal, state, and local codes. The work spans seven locations: Seminoe Main Warehouse and Power Plant, Kortes Power Plant, Glendo Power Plant, Guernsey Power Plant, Alcova Warehouse, and Pathfinder Warehouse, with a 90-day completion timeline from contract award and work hours of Monday–Thursday, 7:00 AM–5:00 PM.
The technical specifications require a mix of heavy-duty and standard-duty steel doors with insulation and fire ratings. Heavy-duty roll-up doors (18 gauge minimum) are needed at Seminoe Main Warehouse (14ft 8in × 14ft), Seminoe Power Plant (18ft × 18ft 6in), Kortes Power Plant (18ft 4in × 20ft 6in), Glendo Power Plant (15ft × 22ft), Guernsey Power Plant (14ft × 17ft), and Guernsey Transformer (8ft 2in × 13ft 5in). Standard-duty sectional doors (24 gauge minimum) are required at Glendo (two 9ft × 9ft units), Guernsey (two 10ft × 13ft and one 10ft × 10ft units), Alcova (12ft × 10ft), and Pathfinder (10ft × 12ft). All roll-up doors must be galvanized steel with gray polyester powder coat (2.5 mils minimum); sectional doors must be pre-painted white steel. Insulated roll-up doors require R-value greater than 7, and insulated sectional doors require R-value greater than 18, with flame spread index of 0 and smoke development index of 10 per ASTM E84. All doors must feature electric motor operation with manual backup, contact safety edges, soft leading edges, and secure locking systems with BEST 7-pin lock cores. Operating controls vary by location, ranging from push-button stations to remote vehicle controls (12 remotes for Seminoe Main Warehouse, 8 for Alcova, 4 for Pathfinder, and 2 each for select garage doors). Electrical compatibility ranges from 120VAC/1-phase to 480VAC/3-phase depending on location. The contractor must provide all labor, materials, equipment, tools, supervision, documentation (including manufacturer warranties, operation and maintenance manuals, and as-built drawings), and existing door removal and disposal. The contractor must have minimum 5 years' experience in commercial roll-up door installation, employ manufacturer-trained and certified installers, and maintain OSHA compliance and insurance.
