STATEMENT OF WORK
Preventative Maintenance Services for TRANE Chillers in Buildings 215 & 225
BACKGROUND
The NIST campus has three (3) TRANE chillers that are not part of the campus central utility plant and are therefore not maintained by that Government staff. These chillers require regular contractor maintenance to operate properly.
The Building 215 chillers are operated year-round on a facility engineer-selected, lead/lag basis. These chillers provide low temperature glycol water (typical setpoint 33 F) to air-handling units throughout Buildings 215, 216, 217, 218, and 219. Condenser water is provided by a closed-loop system that circulates through reheat coils in the air-handling units throughout the stated buildings. Temperatures of this loop fluctuate on load and season. Records indicate that regular contractor-provided preventative maintenance has been provided on these chillers since at least 2010. Eddy current testing of the evaporator tubes was performed in March 2019. Chiller operation is monitored through the site building automation system (Alerton).
The Building 225 chiller is operated on an emergency basis during situations when there is a loss of campus chilled water. This is an air-cooled chiller located in an open-air enclosure at ground level. Records indicate that regular contractor-provided preventative maintenance has been provided on this chiller since at least 2010.
Chiller operation is monitored through the site building automation system (Alerton).
SCOPE OF WORK
The Contractor shall provide all personnel, equipment, supplies, transportation, tools, materials, supervision, and other items needed to provide preventative maintenance for two (2) existing water-cooled, CenTraVac chillers in Building 215 and one (1) air-cooled Series R helical rotary liquid chiller in Building 225 in accordance with manufacturer’s recommendations.
The Building 215 water-cooled chillers were manufactured by TRANE Inc and are model# CVHE050FA3H (R123 Refrigerant, Serial # L01H10174 and L01H10176). The Building 225 air-cooled chiller was manufactured by TRANE Inc. and is model# RTAC2004UL0NUAFN (R134a Refrigerant, Serial#
U0GE07366).
The contractor shall be certified by TRANE to perform work on these types and sizes of chillers. Contractor shall use only Trane-certified OEM parts unless stated in this statement of work or approved by the Contracting Officer’s Representative (COR).
