· With the unit operating, check unit superheat and record the reading in the “Maintenance Log” (example maintenance log is located in the O&M manual).

· Remove any accumulation of dust and/or dirt from the unit casing.

· Remove corrosion from any surface and repaint. Check the gasket around the control panel door to ensure it fits correctly and is in good condition to prevent water leakage.

· Inspect the control panel wiring to ensure that all connections are tight and that the insulation is intact.

· Check refrigerant piping and fittings for leaks

· Inspect the condenser coils for dirt and debris

· Clean the coil using the instructions outlined in the O&M manual.

· Check and calibrate operating and safety controls, as applicable.

· Lubricate bearings, if applicable. Note: Condenser fan motors are permanently lubricated.

Evaporator Coil (components external to the ductwork pressure boundary)

· Inspect the coil and piping for corrosion and leaks on a regular basis. Repair and replacement of the coil and the connecting piping should be performed as needed by a qualified individual.

· The use of filter-dryers in the system piping along with a sight glass that has a moisture indicator is recommended. Replace the filter as needed.

· Periodic inspection of the coil for signs of corrosion and for leaks is recommended. Small leaks can be detected by using halide torch. Repair and replacement of the coil and connecting piping should be performed by a qualified individual.

· Look for signs of corrosion and leaks regularly. If a leak is suspected, a soap bubble test should be performed. Repair and replacement of the coil including piping connections or valves should be performed by a qualified individual.

Electric Heating Coil (components external to the ductwork pressure boundary)

· Perform a visual inspection. Look for signs of overheating on the heater frame, traces of water or rust on the control box.

· All electric connections to contactors should be checked and tightened.

· Check all fuses

· Check the resistance to ground for each circuit

· Check the resistance phase to phase for each circuit

· Check the tightening of connections at all contactors and heating elements
