This document is a Request for Proposal (RFP) issued by the Lanier County Board of Education in Georgia for the Modifications and Renovations of the Lanier County Middle/High School. The RFP seeks competitive sealed proposals from Construction Managers at-Risk for the construction project, which includes HVAC systems and controls, bathroom renovations, and kitchen equipment. The project is to commence on May 28, 2024, with substantial completion required by August 1, 2025. Proposals are due by May 14, 2024, at 3:00 PM, and will be evaluated based on factors such as the proposer's experience, quality of similar projects, reputation and experience of key subcontractors, financial ability, and proposed Guaranteed Maximum Price (GMP).
The RFP requires a bid bond of at least 5% of the GMP, and the selected Construction Manager will be required to provide both a Performance Bond and a Labor and Materials Payment Bond equal to 100% of the Contract Price. The Construction Manager will be paid a fee of $5,000 for pre-construction services, and the GMP will include all costs for the construction of the project. The RFP also includes liquidated damages provisions for late completion and failure to complete punch list items within the specified timeframe.
