About this file

This is a Scope of Work (SOW) for furnishing and installing kitchen cabinets, countertops, sinks, and bathroom vanities for six housing units at Base Borinquen. The work encompasses two Unit Types B and four Unit Type D, with the contractor responsible for all labor, materials, tools, equipment, supervision, and incidentals necessary for fabrication, delivery, installation, adjustments, final cleaning, and complete functional installation.

Kitchen Requirements: For Unit Type B (2 units), the contractor must provide U-shaped lower cabinets (approximately 60" x 96" x 53") with upper cabinet segments (92" x 27½" and 90" x 27½"), continuous countertops with backsplashes and side splashes, and one double-bowl kitchen sink with faucet and complete plumbing connections per unit. For Unit Type D (4 units), the contractor must provide L-shaped lower cabinets (111" x 96") plus a separate 31" cabinet adjacent to the stove, approximately 172" of continuous upper cabinets, continuous countertops, and one kitchen sink with faucet and plumbing per unit. All cabinets must be commercial-grade construction using plywood, MDF, PVC, or particle board; include adjustable shelves, full-extension heavy-duty drawer slides, and self-closing hinges. Countertops must be durable, moisture- and stain-resistant (solid surface, PVC, quartz, or high-pressure laminate); kitchen sinks must include strainers, baskets, drain assemblies, supply lines, angle stops, and traps.

Bathroom Requirements: For Unit Type B, the contractor must provide two 31" x 14" vanities and four 48" x 22" vanities, each with cabinet boxes, doors/drawers, vanity tops, lavatory sinks, faucets with mixing valves, pop-up drain assemblies, supply lines, and complete plumbing connections. For Unit Type D, the contractor must provide four 32" x 22" vanities with the same components. All work must comply with applicable federal, state, and local codes including building, plumbing, electrical, fire, and accessibility requirements. The contractor must submit shop drawings and product data for approval, ensure all installations are plumb, level, and fully functional, and provide a minimum one-year warranty against defects in materials and workmanship. Final acceptance occurs after all punch list items are resolved and Base Borinquen Housing Office verifies complete, operational, and compliant installations.
