STATEMENT OF WORK
FOR
COFFEE SHOP CONCESSIONAIRE
m. The Coffee Shop is located in the entrance foyer of Building 589 (Base Library), Randolph AFB TX. The Coffee Shop is equipped with a counter, preparation area, and seating area for customers.
n. The CONCESSIONAIRE WILL:
a. Operate said Coffee Shop and provide coffee service of a quality satisfactory to the Contracting Officer and his duly authorized representative. $__________(minimum $100.00 per month). All products and services must meet current industrial standards.
b. Develop a menu of drinks and snacks typical for a coffee shop. The Coffee service will include at a minimum:
i. Hot, drip-brewed coffee
ii. Espresso drinks such as cappuccino, and café latte
iii. “To Go” cups with covers and typical condiments such as sweeteners and creamers
iv. A typical variety of small snacks to accompany coffee, such as biscotti and muffins
c. Keep the Coffee Shop open for the following minimum core Hours of Operation:
Monday – Friday: 7:00 A.M. to 5:00 P.M.

Independence Day
Labor Day
Columbus Day
Veterans’ Day
Thanksgiving
Christmas Day
d. Post in the Coffee Shop prices for products approved by the Supervising Librarian and adhere to such prices. The Concessionaire may issue coupons or other customer incentives at his own expense if desired.
e. Furnish and replenish/replace all equipment, supplies, and materials necessary in conducing the concession.
f. Pay the last work day of the month the guaranteed amount of the contract for that month the amount of $_____________(minimum $100.00 per month). If, because of events beyond the control of the Library, the Library has to close in its entirety for the whole day, the Concessionaire will pay only a pro-rated portion of that month’s payment.
g. At the Concessionaire’s expense, obtain all necessary permits, give all necessary notices, pay all license fees, and comply with all municipal, state, or federal laws, rules, ordinances, and regulations relating to the preservation of the public health, or applicable to the business carried on under this agreement, income and transactions of the concessions.
h. If entering the base by motor vehicle, register vehicle at Pass and Registration.
i. The following is available for use by the Concessionaire:
i. Counter space and storage in the preparation area and in staff workroom
ii. Furnishing in customer seating area
iii. Utilities (Water and Electrical) Note: Conservation of Utilities. The Concessionaire shall train and instruct employees in utilities conservation practices. The Concessionaire shall be responsible for operating under conditions precluding the waste of utilities.
iv. Other equipment in the Library may also be used by the Concessionaire on an “as-available” basis with prior approval from the Supervising Librarian or his/her duly authorized representative.
j. Coordinate renovations and repairs to the preparation area with the Building Manager for Building 598. Any and all renovations and repairs made at the Concessionaire’s expense will become the property of the U.S. Air Force and will not be reimbursed.
k. Comply with the Fire Prevention Program regulations. The applicable regulation and location is listed below:
