About this file

The document is an Invitation to Bid (ITB) 2022-059-WG from the City of Miami Beach's Procurement Department for establishing a prequalification pool of real estate brokerage services. The City is seeking licensed commercial real estate brokers to provide services for potential commercial and residential real estate transactions, with two primary service categories: Commercial Real Estate Broker and Residential Real Estate Services. Commercial brokers must be able to list properties on platforms like Co-Star or LoopNet, while those interested in residential services must be able to list on the Multiple Listing Service (MLS). There is no specific deadline for application submission, but the initial review of applications will occur 21 days after the ITB's issuance, with the City aiming to complete each application review within 60 days of receipt.

The prequalification is valid for five years, with brokers required to meet specific eligibility requirements, including having at least five lease listings within the last five years in Miami Beach for commercial real estate brokers. Commission structures are detailed, with a 4% commission based on aggregate base rent for the initial lease term, payable in two 50% installments upon lease execution and tenant occupancy. If a tenant is represented by another broker, the commission will be split 3% to each broker. The City reserves the right to award contracts to multiple brokers and will invite prequalified contractors to submit statements of work and costs based on specific project needs, with selection potentially based on proposed marketing costs, experience, and availability to meet project timelines.

Interested firms may submit an application indicating their intent to become prequalified in accordance with Appendix A. The City intends to prequalify firms in the categories below:
