Replace Roofs Project

FCI Ray Brook

1. Specifications call for a minimum 4” of insulation and ¼” tapered system. Are you looking for a ¼” tapered system above a 4” base layer? Please clarify.

ANSWER: We are looking for a slope of the rubber roof membrane angled to our current drain system. We are requiring the roof system to slope to the drains in each area where a drain is present. We are requiring a proper taper system on top of the 4” base layer or a similar system that eliminates pooling issues and promotes proper draining.

2. Are the steel beams shown in detail 8 and 11 on drawing R-2 to be new or are they existing?

ANSWER: The steel beams and support structures are to be replaced. There are 12 sets (2 per set) of these riser structures present for the support of air conditioner units. The beams are 8 feet long each. The roof membrane is to be built-up to the top (with a flashing cap) of these

”I” beam structures as to eliminate possible leakage and allow for support of HVAC systems.

3. Scope of work states a minimum of 4” insulation to be used as well as ¼” per foot tapered insulation. At the pre-bid meeting our rep. was told only flat insulation was to be quoted. Additionally, the drawings show 3” Flat insulation. Which is correct?

ANSWER: Nothing stated at the pre-bid conference changes anything in the specifications and/or drawings. Drawings show current conditions of 2- 3in. insulation depths (due to crushing). Flat insulation conditions are called out in the middle plains of the roofs in current conditions, which caused our problems. The new roof shall taper to the drains.

4. We were told at the pre-bid that an addendum was forthcoming regarding walkway pad layouts. Scope of work states that walkway paths are to be provided to all mechanical equipment as well as around the entire perimeter of all roof areas in scope of work. Which is correct?

show current conditions minus the walkways. Current conditions are of all areas with 2.5’ x 2.5’ walkway rubber pads encircling the air conditioners and providing a direct walkway down the middle of the roof area that each walkway ties into. There is no walkway on the Saranac Housing Unit roof as it is covered by cementitous encased foam tile insulation squares. Only in two areas is there a perimeter walkway, the new roof must have all areas supplied by a perimeter walkway. There are currently 393 pads in place, we want to retain the current layout for pathways and add an entire perimeter of pads.

5. Scope says black or silver roof membrane. Is grey acceptable? I know of no single ply silver membrane roofs.

ANSWER: Gray roofing membrane is acceptable if it meets manufacturers standards for “cool roof” technology. By all testing standards, gray roofing is listed as a “cool” option in comparison to standard black membrane roofing.

6. Is all wood blocking to be replaced or only additional where needed?

ANSWER: All wood blocking needs to be replaced. These roofs are in most cases more than 20 years old. There is currently approximately 1525 linear feet of flashing wood nailer in place this needs to be replaced.

7. Scope of work calls for minimum 4” insulation and all roofs to receive tapered insulation at ¼” per foot. However, detail drawings show 3” flat rigid insulation. Which is correct?

ANSWER: We are looking for a slope of the rubber roof membrane angled to our current drain system. We are requiring the roof system to slope to the drains in each area where a drain is present. We are requiring a taper with the 4” base layer. Detail drawings are of current conditions.

8. Scope of work says new roof to be black or silver. Is grey TPO acceptable? I’ve never heard or seen a single ply system that comes in silver.

ANSWER: Gray roofing membrane is acceptable if it meets manufacturers standards for “cool roof” technology. By all testing standards, gray roofing is listed as a “cool” option in comparison to standard black membrane roofing.

Current conditions are of .060 mil. SRI 5-90 rubber roof membrane.

9. Walkpads are called out in scope of work to go to all mechanical equipment as well as entire perimeter of all buildings. Is this correct?

show current conditions. Current conditions are of all areas with 2.5’ x 2.5’ Firestone walkway rubber pads encircling the air conditioners and providing a direct walkway down the middle of the roof area that each walkway ties into. Only in two areas is there a perimeter walkway, the new roof must have all areas supplied by a perimeter walkway. There are currently 393 pads in place, we want to retain the current layout for pathways and add an entire perimeter of pads.

10. Please see attached sketch. Can you provide a detail for me? Is this an exp. Joint or elevation change or something else?

ANSWER: This is an elevated expansion joint between two different areas with a 1.5 inch rise and no break in the membrane. This it runs basically down the middle of the length of the project. There are three elevation changes, the high roof on Saranac Housing Unit, Human Resources roof and Warden’s Area roof.
