COLORADO COUNTY OEM BUILDING - MEP BID SCHEDULE

Preliminary design calculations for interior wiring, HVAC and plumbing

BID SET - PRELIMINARY MEP SCHEDULE

Not sealed - for pricing coordination only

BUILDING DESIGN CRITERIA

ITEM CALCULATION / BID BASIS BID REQUIREMENT / NOTE

Total Interior Area Plan indicates 6,002 SF. Nominal dimensions shown: 100' x 60' = 6,000 SF. Use 6,002 SF for preliminary MEP bidding and load allowances.

Interior Volume 6,002 SF x 10 ft drop ceiling = approx. 60,020 cubic feet. Use for ventilation/air-change coordination only.

Existing Conditions Existing metal building to be gutted and remodeled per floor plan. Some interior walls will remain. Bidders shall field verify walls, structure, utilities, penetrations and reusable pathways before pricing final scope.

Interior Doors / Security Door and security scope is bid-verification only. Final door schedule/hardware schedule shall control once issued. Contractor shall field verify each interior door type, frame type, swing, size, rating, lockset/security type, access-control rough-in, card reader/keypad, electric strike/maglock if used, closers, panic hardware and security device locations before bid/fabrication.

Exterior Shell / Openings Existing metal building exterior shall be inspected by bidder before pricing. Include exterior repair allowances in base bid unless clarified by addendum.

Inspect exterior metal wall sheeting for damaged, loose, rusted or leaking panels and price repair/replacement as required. Verify exterior window condition and price repair or replacement where failed, damaged or leaking. Replace roof screws and related sealing washers; coordinate any additional roof leak repairs with owner before bid.

HVAC BASIC DESIGN CALCULATIONS

ITEM CALCULATION BASE BID DESIGN ALLOWANCE

Cooling Load Preliminary metal-building office/public safety basis: 300-350 SF per ton. 6,002/350 = 17.1 tons minimum; 6,002/300 = 20.0 tons recommended.

Base bid 20 tons total cooling unless garage is left unconditioned. Acceptable configuration: four 5-ton RTU/split systems or engineered equivalent with comparable zoning.

Supply Airflow 400 CFM/ton x 20 tons = approx. 8,000 CFM total supply air. Provide insulated supply/return ductwork above 10 ft drop ceiling, balancing dampers, return air paths and test/balance report.

Outside Air / Ventilation Preliminary ventilation allowance: 1,050-1,100 CFM outside air for office, meeting, conference and EOC use. ERV or DOAS recommended. Final ASHRAE 62.1 ventilation calculations shall be based on final occupant counts and room uses.

Exhaust Restroom/general exhaust allowance: 325-400 CFM total, plus janitor/mechanical closet as required. Exhaust to exterior; coordinate makeup air, controls and roof/wall penetrations.

Garage PCT 4 garage area appears to be approx. 20 ft x 30 ft = 600 SF. Garage shall be ventilated separately and isolated from office return air. Provide CO/NO2 controls if vehicles are stored/operated. If unconditioned, deduct approx. 600 SF from cooling area.

ELECTRICAL / INTERIOR WIRING BASIC DESIGN CALCULATIONS

ITEM CALCULATION BASE BID DESIGN ALLOWANCE

Electrical Service Preliminary connected/demand allowance: approx. 80-100 kVA. At 120/208V 3-phase: 100,000 VA / (1.732 x 208V) = 278A. Provide 400A, 120/208V, 3-phase, 4-wire service/MDP where utility is available, or match existing utility with equivalent capacity. Verify existing service and transformer.

Lighting Load LED interior lighting allowance: 0.8 W/SF x 6,002 SF = 4,802 W, say 4.8 kW. Provide LED lay-in/linear fixtures for 10 ft ceiling, exit/emergency lighting, occupancy controls and code-required switching/daylight controls.

Receptacle Load Bid allowance: 75-90 duplex devices. NEC design basis typically 180 VA/yoke; 90 x 180 VA = 16.2 kVA. Use 20A circuits, #12 Cu minimum, GFCI/AFCI as required. Provide additional dedicated circuits for copier/printer, IT rack, security, A/V, fridge, microwave, coffee/ice and garage equipment.

HVAC Electrical 20 tons HVAC equipment allowance: approx. 50-60 kVA depending selected RTUs/splits. Electric resistance heat is not included in this allowance.

Provide disconnects, breakers, control wiring and condensate shutdown as required by equipment submittals.

Panels Suggested distribution: MDP 400A; LP-1 225A admin/offices; LP-2 225A meeting/EOC/records; HVAC breakers in MDP or 225A mechanical panel.

Panel layout may be adjusted by electrician/engineer. Maintain code working clearances and label all circuits.

Standby Power Optional EOC critical load basis: 80-100 kW generator/ATS, final size by selected critical panel loads. Include alternate price for generator, ATS and critical load panel serving EOC, IT/security, egress, selected HVAC and communications.

PLUMBING BASIC DESIGN CALCULATIONS

ITEM CALCULATION BASE BID DESIGN ALLOWANCE

Fixture Count Preliminary count for bidding: women - 3 WC, 2 lav; men - 1 WC + 1 urinal, 2 lav; break sink; mop/service sink; drinking fountain/bottle filler.

Final counts must be verified by occupancy classification, occupant load and AHJ requirements.

Water Demand Preliminary domestic water load: approx. 30 WSFU; probable demand approx. 25-30 GPM. Provide 1-1/4 in. minimum building cold water main/service, 3/4 in. restroom/kitchen branches and 1/2 in. fixture drops. Verify pressure, meter and backflow.

Domestic Hot Water Lavatory/breakroom use only unless additional fixtures are added. Estimated heater size: 50-gal electric commercial or equivalent, 4.5-9 kW.

Point-of-use or tankless alternates acceptable if final fixture layout and electrical/gas capacity support the selection. Add recirc if long hot-water runs require it.

Existing Slab Drainage Existing sanitary/drainage piping is in place in the current slab. No new underslab drainage or drain rough-in is included in base bid. Bidders shall field verify all existing drain locations, sizes, slopes and tie-ins before pricing. Reconnect fixtures to existing slab rough-ins where practical; notify owner of conflicts before bid/rough-in work.

Venting Vent piping to be verified/modified as required for final fixture layout and code compliance. Coordinate vent routing and roof penetrations with metal building roof system and flashing requirements. Do not include new underslab drainage work unless issued by addendum.

Drainage Exclusion All drainage is understood to be in place in the existing slab. Base bid shall exclude new underslab sanitary/drainage piping, building sewer replacement and floor drain additions unless specifically shown by addendum. Include above-slab fixture connections, domestic water, hot water and vent work only as required.

GENERAL BID NOTE: These are preliminary, non-sealed design calculations for bidding only. Final construction documents must be designed/approved by the engineer of record and local AHJ.
