EXHIBIT B
CHILLED WATER SYSTEM
Chilled Water System
The existing chilled water system includes two chillers, two primary chilled water pumps, two condenser water pumps, and a two cell cooling tower. Chillers 1 & 2 each have a motorized isolation valves on the chilled and condenser water inlets and operate with CHP-1 & 2 and CWP-1 & 2.
The control system will sequence the chillers to maintain adequate chilled water supply to the AHU’s and other chilled water cooling units.
Chilled Water System Control:
System Enable / Disable:
The chilled water system will be enabled when any associated air unit is operating. The operator will also have manual start / stop control from the BAS control system. When the chilled water system is disabled, the chillers, pumps, and cooling tower fans will be off. The chilled and condenser water isolation valves for the lead chiller will remain open to ensure flow path in event a pump is started. Note- On a command to shut any chiller off, the pump shall run for an additional 1 minute then the pump and associated valve shall shut off and valve closed
Lead / Lag System Selection:
The lead and lag Chiller, Chilled Water Pump, Condenser Water Pump, and Cooling Tower will be selected either manually or automatically weekly based upon system run time. In the case of automatic rotation, rotation will only occur when both systems are off. Each of the above will be capable of being set independently of other equipment.
Lead/Lag Chiller Operation:
When the system is enabled, the lead chiller will be enabled. When the chiller is enabled, it will signal the BAS to open its associated chilled and condenser water isolation valves, and start the associated chilled and condenser water pumps. The lead system will remain on until all of the associated air units are off, or the system is manually commanded off.
The chiller will operate on its internal operating and safety controls to maintain leaving water temperature 45 degF. Adjustable from the BAS Chiller Plant graphics page.
When the lead chiller reaches 80% of its full load KW’s for 15 consecutive minutes, the lag chiller’s automated condenser/chilled water valves will open. When the valves are fully open the condenser/chilled water pumps shall start. 30 seconds after the pumps are running the lag chiller shall start.
When the load decreases on the lag chiller below 36% of its full load KW for 15 consecutive minutes the lag chiller will turn off, then the condenser/chilled water pumps will shut off, automated isolation valve will be commanded closed. The time and KW settings will be adjustable from the BAS Chiller Plant graphics page.
EXHIBIT B
Chiller Isolation Valve and Pump Operation:
When the chiller is enabled, the chiller will signal the BAS to open the chilled and condenser water isolation valves, and start the associated pump. Once the chilled water pump is activated, it will ramp up to set speed to maintain set system flow. The condenser water pump will be activated, and its speed will be controlled to maintain the refrigerant lift (head pressure). When both chillers are operating, the condenser water pumps will be controlled by the highest speed requested by the chillers. Once the chiller has been enabled, and the isolation valves and pumps are activated, they will remain activated until the chiller enable signal is turned off.
