About this file

This is Addendum No. 3 to the contract documents for the GCI Expansion Project at Genesee Career Institute, a facility addition project located in Michigan and administered by the Genesee Intermediate School District. The addendum, issued on October 7, 2026, modifies the original bidding and contract requirements for Bid Release #1 with a bid proposal due date of October 15, 2026, at 1:50 P.M. Key modifications include reissued specifications for Division 27 (Communication Systems) and Division 28 (Electronic Safety and Security Systems), updated drawing sheets (T1.1, T2.1, T2.2, and T2.3), clarifications to concrete lintels responsibility under Bid Category 03A, revisions to gas piping and excavation responsibilities under Bid Category 23B, addition of Mandatory Alternate #3 to Bid Categories 26A and 31A, and inclusion of the A232-2019 General Conditions. The addendum incorporates 15 pre-bid RFI responses addressing generator panel location, communication and security devices, existing structures, metal panel details, casework specifications, hydronics, door locations, masonry specifications, sitework scope, utility requirements, fiber optic work, and temporary fencing. A pre-bid conference was held on October 5, 2026, with an attendee sign-in sheet included.

The contract structure utilizes a Stipulated Sum pricing model with the contract sum, alternates, and allowances to be detailed in the Contractor's Pricing Form based on the Project Schedule contained in the Project Manual. Retainage is set at ten percent (10%) of each progress payment until substantial completion, with final payment due within sixty days of project completion and all closeout documentation approval. Mandatory Alternate #3 requires bidders to provide costs for demolition of the electrical feed and conduit to the existing chicken coop (26A) and demolition of the existing chicken coop structure and fencing (31A). An allowance of $100,000 is included for undercutting subbase material under Bid Category 31A. The project requires compliance with Michigan's Prevailing Wage Act (Public Act 10 of 2023), and all contractors must maintain insurance with the Owner and Construction Manager named as additional insured parties and provide performance and payment bonds. Clark Construction Company serves as the Construction Manager, and Kingscott Associates, Inc. serves as the Architect, with the Owner's representative identified as Jeff Jansen, Director of Operations for the Genesee Intermediate School District.
