QUESTIONS AND ANSWERS
Handyman IDIQ – FA706022R0032 - B20 R159 Seed Project Attachment 12 July 7, 2022
1. What is the manufacturer and model number of the ceiling tiles to be installed inside of the new office space that will be created? We were told during the walkthrough to match the existing ones in the existing offices but we need to know the specific type?
A: Contractor’s to provide product submittal/sample for approval.
2. What will be the location of the package unit that will sit outside? Will it be located just outside of the building or up onto of the concrete pad?
A: Just outside of the building, closer and for less visibility.
3. There will have to be a large hole cut into the masonry wall to the building in order to install the HVAC ducting needed to supply air conditioning and heat to the new office/. Is the building historic in nature where special permits will have to be procured to make this penetration?
A: The building is Historical. Contactor’s to provide design/ method of penetration for approval.
4. How many people will be inside the new office space?
A: Not sure, occupancy of office subject to change.
5. A 7 ton unit seems too large for this space. Will a slammer unit be acceptable based on the calculations complete with square footage, the length of duct run from the exterior and number of occupants?
A: Yes, new HVAC unit to meet room specification.
6. Will the GC be allowed a laydown area for project materials during this project?
A: Yes, section of the parking area was the previous laydown area for the GC.
7. Will the GC be responsible for moving the data racks out of the way of the new wall that needs to be constructed?
A: The Customer is responsible for moving equipment and furniture.
8. Since the existing electrical panel is full with no spares will the GC be allowed to install another sub panel for the circuits needed for the room or will we have to source the power from somewhere else?
A: If needed Contractor to install additional circuit panel.
9. Who is responsible for moving the server racks in the way of construction?
A: The Customer is responsible for moving equipment and furniture.
10. Please confirm that the dividing wall will be placed on top of the access flooring and does not need a height to deck.
A: New wall to be installed on top of access floor and extend approximately 2 to 3 inches above ceiling securely.
11. Confirm we are to repaint the entire room A: Prep and paint new office area. Please see section 2.1 for specification.
12. Confirm we are to re-cove base the entire room A: Remove and install new cove base for new office area only. Please see section 2.2 for specification
13. Confirm we are to replace the entire rooms ACT system.
A: No
14. Please provide specifications for the Tile and Grid type A: Contractor to provide product submittal/sample for approval. Intent is to have a close match with adjacent office spaces for uniformity.
15. Please provide a specification for the lighting fixtures that we are to match (from the open room) A: Contractor to provide product submittal/sample for approval. Intent is to have LED lights that are a close match to the adjacent office spaces for uniformity.
16. Can As-Built drawings be provided? This will help with the mechanical and electrical work.
A: Building is still under renovation no updated as-builts are currently available.
17. For Part I Technical Proposal, will the Government please consider excluding the Binder Cover, Cover Letter, and Table of Contents from the 10-page limit.
A: The 10 page limit only applies to the Technical Proposal.
18. For Part II Past Performance, please confirm there is no page limit.
A: See Section L Instruction for Part II Past Performance, three PPIFs (Attachment 3).
19. For Part III Price Proposal, please confirm there is no page limit.
A: No page limit specified, submit what is requested in Section L for Part III.
20. Will the Government allow the Offeror to submit previously completed PPQ or CPAR Evaluations?
A: CONS may review CPARS obtained directly from CPARS. Only PPIFs from this RFP will be considered.
21. Please confirm there will be no escorting requirements for the duration of the project.
A: No escort required.
22. Please advise if the wall will have any fire rating or STC sound rating requirements.
A: No
23. Please provide any as-builts of the existing space.
A: As- builts not available
24. During the site walk we believe that most of the ceiling was exposed, please confirm we are to install new ceiling tile on all the exposed areas.
A: Replace damage grid system and install new ceiling tiles. Please see section 2.5 for specification
25. Please advise if the new HVAC system will have to be tied into an existing controls system.
A: Stand-alone HVAC system with control. Please see section 2.6 for specification
26. If this new HVAC system needs to be tied into controls, please advise what the contractor of the BAS.
A: Stand-alone HVAC system with control. Please see section 2.6 for specification
27. Please advise if there will be tenants in the adjacent spaces during the period of construction.
A: The adjacent IT area is occupied.
28. Please confirm project owner will be responsible for all disconnect and reconnection of all IT cable for ceiling tile installation.
A: Per note in SOW Customer responsible for removal IT equipment and any furniture.
29. Please confirm no work for the floor is part of this scope except the new 4” cove base along new wall.
A: SOW to install 2x2 carpet tiles. Contractor’s to provide product submittal/sample for approval. Please see section 2.2 for specification. Intent is to closely match adjacent office spaces for uniformity.
30. Please advise if there is any abatement or ACM anticipated for this room.
A: No abatement foreseen.
31. There was no mention of new wall outlets or will there be junction boxes for cubicle dividing walls how should this be addressed?
A: Install new outlets for new wall. (2 each). Please see section 2.7 for specification.
32. There was mention of a HVAC system install for this but not in the SOW, is this included? If so what are the spec’s for the HVAC system?
A: Please see section 2.6 for specification.
33. The emergency cutoff will now be at the very farthest point from the door. Is this acceptable?
A: Yes
34. What is the quantity of lights to go in the new ceiling?
A: Specification and local code based on office size. LED
35. Do we want to reuse existing ceiling tiles or match what is in the other office? Can the Gov give the make and model of the tiles now installed so the contractor can ensure a match?
A: Remove existing ceiling tiles and replace with new. Contractor’s to provide product submittal/sample for approval.
36. There is an existing light in the ceiling grid at the location of new wall please advise whether to relocate to the other server room or remove?
A: Remove/replace existing light with new to accommodate new office area only.
37. We assume there will at minimum be an emergency exit sign at the door please advise of any other necessary requirements.
A: No other requirements.
38. Is there a fire suppression system installed and if so who will certify the system and the movement of the ceiling?
A: Existing system to remain as-is.
39. There are many holes in the existing floor, will this be remaining ceramic or replaced with carpet like the other existing office or are there available tiles to do repairs?
A: Install new 2 x 2 tile carpet on existing floor. Contractor’s to provide product submittal/sample for approval.
